This position takes direction from the Maintenance Supervisor and develops skills in some or all of the following areas: maintaining, and repairing building fixtures including lights, locks, windows, doors, window and door screens, flooring material, gutters, and drains. The maintenance technician will take care of maintenance duties involving carpentry, painting, plumbing, and electrical repairs to guarantee that the building is properly and safely maintained.
Essential Duties and Responsibilities:
- General Maintenance: Perform routine maintenance tasks such as painting, carpentry, electrical repairs, plumbing, HVAC, and landscaping as needed.
- Facility Repairs: Troubleshoot and repair issues related to property infrastructure, including lighting, gates, doors, walkways, and common areas.
- Preventative Maintenance: Conduct regular inspections and preventive maintenance to ensure all systems (electrical, mechanical, plumbing) are functioning properly.
- Landscape and Groundskeeping: Oversee the upkeep of the community’s landscaping, including mowing lawns, trimming trees, planting, and other related duties.
- Pool and Recreation Area Maintenance: Monitor and maintain community pools, clubhouses, tennis courts, and other recreational facilities, ensuring they meet safety and cleanliness standards.
- Emergency Repairs: Respond promptly to maintenance requests or emergencies such as plumbing leaks, power outages, or safety hazards.
- Vendor Coordination: Work with outside vendors and contractors for extensive repairs or specialized work (e.g., HVAC, roofing).
- Record Keeping: Maintain logs and records of maintenance activities, inspections, and repairs.
- Safety Compliance: Ensure all work is completed in compliance with safety regulations and HOA guidelines.
Additional Responsibilities:
- Carpentry: Perform rough and finish carpentry (journeyman level), including fence repair/installation, door, and window adjustments.
- Drywall & Stucco: Repair and install drywall; perform stucco repairs and patching.
- Concrete & Masonry: Handle concrete repair and installation, along with masonry and plastering work.
- Tile & Flooring: Repair or replace tile and floor coverings as needed.
- Electrical: Install, retrofit, troubleshoot lighting systems, and handle electrical repairs and troubleshooting.
- Plumbing: Repair plumbing systems and replace fixtures.
- Painting: Apply paint and finishing touches to various surfaces.
- Welding: Conduct welding tasks for gate, garage door, and hardware repairs or replacements.
- Insulation & Ceilings: Install insulation and acoustical ceilings.
- Power Washing: Conduct power washing as needed to maintain exterior cleanliness.
- Hardware & Locks: Repair, replace, and adjust locks, hardware, rain gutters, and downspouts.
- Door & Window Maintenance: Repair and replace doors and windows, ensuring proper alignment.
- Inspections: Perform regular property inspections to identify repair needs, safety concerns, or replacements.
Requirements
Knowledge, Skills and Experience:
- 2 years of general maintenance or handyman experience, preferably in a residential or property management setting.
- Knowledge of basic carpentry, electrical, plumbing, and HVAC systems. Experience with landscaping and pool maintenance is a plus.
- Certifications in HVAC, pool maintenance, or similar fields are advantageous but not always required.
- Must demonstrate a positive attitude and a professional, polite demeanor
- Possess a valid state issued driver’s license with a clean driving record, and the ability to proficiently operate a standard transmission vehicle.
Minimum Education:
High School Diploma or equivalent required.
Language Skills:
The individual must have strong written and verbal communication skills in order to communicate effectively with employees and clients at all levels of the organization.
Availability:
Regular business hours and must be available after regular business hours, as necessary.
