South Seattle College is looking to hire a Facilities Manager in the Facilities and Plant Operations department.
Salary Range for this position is $85,619 - $118,235 annually.

Position Summary
Under the supervision of the Associate Director of Facilities, the Facilities Manager will be responsible for planning, organizing, staffing, directing, and controlling the efforts of assigned staff. Assures efficient, effective and responsive customer- oriented services including building maintenance, custodial services, maintenance, track work orders, oversees hazardous waste program, small remodeling and renovation projects, utilities, and other services for various college facilities.
This position is full-time permanent and is typically scheduled to work Monday through Friday 8:00AM to 5:00PM. The schedule may vary depending on program needs. May be required to work evenings and weekends as needed.
This position supervises Custodians and Maintenance team.
This position is governed by a collective bargaining agreement with representation by AFT-SPS

What You Will Be Working On
Facilities Program Management:
- Using the departmental system, schedules and assigns work orders to Maintenance and custodial work on all shifts, assures work assignments are consistent with job classification, evaluates work methods and procedures, implements appropriate changes and assures proper handling of cleaning chemicals, pesticides, and hazardous materials. This work will be undertaken based on daily observation of work conditions on campus by the Facilities Manager or assigned custodial leads.
- Oversees hazardous materials waste stream disposal, manifests, SDS sheets, and all reporting to authorities having jurisdiction.
- Oversees all college waste disposal, including recycling, compost/yard waste and refuse.
- Manages surplus equipment and furniture/materials storage and disposal according to WA State requirements, in collaboration with Purchasing office.
- Performs facilities inspections weekly to comply with Department of Ecology, Labor and Industry safety standards.
- Provides technical support and assistance to staff and determines individual employee training needs.
- Provides onboarding for new employees to the department. Determines individual employee training needs and ensures all appropriate and required training is provided; tracks this training for each employee. Provides technical support and assistance to staff.
- Prepares and justifies budget for assigned areas. Monitors and maintains expenditures within parameters or budget guidelines. Implements cost-effective measures and uses resources and technology effectively to increase productivity.
- Assist department supervisors with budget preparation and monitoring.
- Conducts performance evaluations to guide the development of employees, provides a record of performance and ensures consistent evaluations and regular feedback.
- Effectively manage direct reports by observing performance and offering developmental support. Encourages employee development by communicating job expectations and planning, monitoring and appraising job results Coaches, counsels and disciplines employees; assists with employee career development as appropriate. Initiates, documents and implements disciplinary actions as needed.
- Schedules and oversees inspections, troubleshooting and preventive maintenance on facilities, grounds and associated equipment. Oversees preventive maintenance programs. Manages work order entry and completion to assure facilities performance metrics can be analyzed and reported.
- Assures accurate records are maintained. Conducts research to obtain and analyze data, prepares reports, and makes recommendations. Interprets, explains, oversees and ensures the enforcement of ordinances, state and federal rules and regulations, policies and procedures and makes authorized administrative decisions. Creates and/or updates policies, procedures and tasks.
- Ensures compliance with local, State, and Federal environmental compliance training and reporting, dangerous waste, etc.
- Sets up preventative maintenance and scheduling in DirectLine for Custodial equipment.
- Makes purchasing decisions for all products and services within and for the custodial, grounds, and hazardous waste departments; evaluates vendors, researches new vendors, determines need for new products and/or services
- Manage and oversee the use of the Megamation work order system for all departments at South Seattle College
- As it relates to Custodial and Maintenance team, oversees maintenance and repair of facilities, and associated equipment in compliance with applicable codes and regulations. Plans and schedules projects; inspects, approves and reports on all phases of projects.
- For Custodial and hazardous material, responsible for recommending and ordering campus signage.
- As directed, participate with capital development project team for design and build of campus infrastructure.
- As directed, assists with project management of small remodel and repair projects conducted by in- house staff as needed or directed.
- Reviews and approves purchases for Custodial, waste management, and maintenance.
- Employee Relations
- Advises department employees regarding general information safety, environmental compliance, and related policies and procedures.
What You Bring As a Candidate
- Bachelor¿s degree or 4 years of experience related to Facility management
- Four or more years of progressively responsible experience in facilities maintenance, physical plant operation, construction, environmental health and safety; OR an equivalent combination of education, training and experience that provides the required skills, knowledge and abilities may substitute formal education
- Previous experience with staff supervision.
- Possess a valid Washington driver¿s license at time of hire and throughout employment.
- Ability to perform range of physical motions, exerting up to 25 pounds; lifting and carrying up to 25 pounds; standing, walking, sitting for long periods of time, kneeling, squatting, and stooping; and traversing up and down stairs.
