Under the general supervision of a manager or Supervisor, perform routine tasks related to the maintenance, repair and modification of buildings, equipment and common areas as requested. The ideal candidate has:  

  • High school diploma or equivalent
  • At least 2 years of experience in building/apartment maintenance or equivalent
  • Specialized training in at least one field of maintenance
  • Valid Washington state driver’s license with an insurable driving record

 

What will you do?

  • Respond to requests for service, plan, organize and perform a variety of property maintenance repair tasks. Initiate and/or receive work orders, determine work requirements, and complete and close out work orders.
  • Make repairs to areas of interior or exterior painting and remove graffiti in the community (should not exceed an area exceeding 16 square feet). Replace caulking; reattach stair tread nosing and base cove (not to exceed one hour, excluding prep time). Prepare and paint vacates per the Memorandum of Understanding on this topic.
  • Maintenance Mechanics may repair or replace faucets; unplug toilets, drains, and sewers without using a sewer machine; repair or replace spouts and faucet aerators; remove and replace P-traps; make minor repairs to dishwashers; and install shower heads.  Subject to review and a skills assessment by the SHA Plumbing Supervisor, Maintenance Mechanics may repair or replace sinks, replace hot water tanks (gas only, and only if less than 100K BTU), install residential dishwashers, and repair or replace tub/shower valves and faucets, including supply lines (but not relocating domestic water lines); unclog drains and sewers using approved power snakes; and repair and replace other plumbing fixtures subject to the skills assessment.  Maintenance Mechanics are not permitted any repair/replacement requiring a building water shutdown or final repair/replacement of piping located inside the wall, excluding repairs approved by the Plumbing Supervisor to hydronic systems
  • Perform unit vacate cleaning of appliances, floors, walls, fixtures and wax floors. May coordinate IPS or other work as assigned.
  • Inspect and report for pests, assist with tenant pest treatment preparations, install pest exclusions
  • Safely operate light duty service vehicles and equipment; inspect and perform minor service (such as adding oil or coolant, checking or correcting air pressure, as is consistent with the Fleet Policy) to maintain proper operating and safety requirements.
  • Attend all required training and safety meetings. Use, maintain and replace assigned personal protective equipment. Report all injuries and illnesses to supervisor immediately. Complete and submit incident/accident reports as required, report hazardous conditions or unsafe work practices to supervisor. Follow all safety and health guidelines, practices, policies and procedures.
  • Candidate will be required to work in occupied units
