RESPONSIBILITIES/DUTIES/FUNCTIONS/TASKS
- Maintenance and Repairs:
- Perform or supervise general building maintenance, including plumbing, electrical, HVAC, and carpentry work.
- Address tenant maintenance requests promptly, prioritizing emergencies.
- Ensure that common areas, building systems, offices, and grounds are well-maintained and in good and safe conditions.
- Complete workorders and return to office on a timely manner
- Address HQS, Violations and Court stips work orders as Priorities.
- Tenant Relations:
- Respond to tenant complaints and requests in a professional and timely manner.
- Coordinate move-ins and move-outs, including conducting inspections and addressing repair needs.
- Provide excellent customer service to tenants to maintain high levels of tenant satisfaction.
- Property Inspections:
- Conduct regular inspections of the property, including common areas, mechanical rooms, and buildingexteriors.Identify potential maintenance issues or safety hazards and take appropriate action.
- Ensure that all systems (e.g., heating, cooling, plumbing, electrical) are operating correctly.
- Preventive Maintenance:
- Implement and follow a preventive maintenance schedule for building systems, equipment, and common areas.
- Perform seasonal maintenance tasks such as winterizing plumbing, maintaining heating systems, and managing snow removal.
- Supervision and Vendor Management:
- Supervise maintenance staff, custodians, or janitors working on the property.
- Coordinate with external vendors and contractors for major repairs or specialized services.
- Review contractor work to ensure it meets company standards and resolve any issues that arise.
- Safety and Compliance:
- Ensure that all work performed on the property complies with local building codes, safety regulations, and company policies.
- Stay informed of any changes in regulations and update safety procedures as necessary.
- On-Call Responsibilities:
- Be available for emergency maintenance issues or building-related emergencies, including after-hours calls.
- Address urgent repairs (e.g., water leaks, heating failures, power outages) in a timely manner.
· Remain neat, clean and professional always throughout the workday and /or whenever present in the community.
· Deliver communication documents to residents.
WORK CONDITIONS(OPTIONAL
- The Superintendent typically lives on-site and is responsible for responding to building emergencies.
- The position involves physical labor, such as lifting, carrying, and performing hands-on repairs.
- Must be available for emergency calls after regular business hours, including nights, weekends and holidays
