Sedona, in partnership with a local Dubuque, IA company is seeking a Project Finance Associate to join their Real Estate Development Division. The Project Finance Associate will support project leadership in ensuring timely and high-quality execution of projects while gaining exposure to key aspects of real estate development, including land use coordination, financial modeling, deal structuring, and project management.
Key Responsibilities:
- Assist in project setup, including budgeting, scheduling, reporting, and logistics planning
- Conduct research to support development functions such as acquisitions, market analysis, construction costs, and entitlements
- Prepare pro forma development budgets and property operating budgets under the direction of the Chief Financial Officer
- Assist in preparing financing applications and proposals, particularly for projects with multi-layered financing sources
- Support land and building acquisitions, including due diligence, contract preparation, and financial closing coordination
- Monitor project timelines, track key performance indicators, and assist in budget forecasting and adjustments
- Solicit, review, and manage consultant and contractor services for due diligence, design, and construction
- Assist in the submission and management of project costs, change orders, and pay requests
- Support construction administration processes by coordinating document flow and assisting with project scheduling and close-out
- Participate in project quality reviews, site visits, and coordination of project deliveries
- Bachelor’s degree or equivalent work experience
- General knowledge of real estate development principles and practices
- Experience in multi-family or mixed-use residential and commercial real estate transactions is a plus
- Familiarity with Low-Income Housing Tax Credits, tax-exempt bond financing, New Market Tax Credits, Historic Tax Credits, or AHP grants is a plus
- Strong analytical and problem-solving skills with adaptability in fast-paced environments
- Experience with subcontractors, construction contracts, and project management is a plus
