Construction Manager

Summary: The ideal candidate will be entrepreneurial, passionate about design and construction and willing to devote the time necessary to execute in an effective and timely manner, assuming full responsibility of P&L. The CM is responsible for budgeting, organizing, implementing and scheduling all construction project(s) from conception through occupancy and is fully committed to delivering on time and within budget. The CM will provide on-site coordination and oversight of all phases of construction including coordinating contractors/subcontractors, with support of on-site supervision when deemed necessary including scheduling, permitting, inspections, quality control and job site safety. A large portion of the work will be tenant improvement as well as capital improvement projects throughout existing assets, and direct support and coordination with leasing and property management teams will be a critically important aspect of this position. This position will report directly to the Vice President of Construction.
Primary Responsibilities:
- Create initial budgets for all projects in alignment with conceptual objectives.
- Support leasing when necessary to develop an accurate budget for TI work to support lease execution.
- Oversight of design and development of construction documents to meet company and, if applicable, tenant/lease requirements.
- Maintain existing and develop new relationships with subcontractors, vendors and general contractors to support flexibility on delivery method depending on project specificity and overall workload.
- Secure competitive proposals and orchestrate the bid and award process for all projects.
- Develop cash flow projections on a monthly basis.
- Update all budgets and provide a forecast cost to complete on a monthly basis.
- Develop and manage all Contracts and Subcontracts for the work.
- Support the process of securing all permits for the work.
- Manage day-to-day operational aspects of all projects including some of the following key elements:
- Manage direct report support staff for field supervision and administrative support when dictated by workload.
- Minimize exposure and risk by implementing (and auditing) safety standards in accordance with best practice as well as regulatory obligations and quality assurance control measures.
- Develop, manage and update construction schedules to ensure adherence to established timelines.
- Develop/Review, approve and submit for payment all monthly (or other frequency) pay applications.
- Schedule and coordinate work of Contractors or Subcontractors (depending on delivery method) throughout the various phases of the project(s).
- Develop and implement comprehensive turnover process in collaboration with the property management team on all projects including turnover of all project warranties, as-builts and applicable maintenance elements for a seamless transition.

Requirements:- 10 years of experience in commercial construction with proven success in this capacity.
- Bachelor’s degree in construction, construction engineering, construction management, etc.
- OSHA 30 Hour Certification preferred.
- Solid negotiation skills.
- Ability to supervise, coach and develop staff effectively.
- Strong communication and interpersonal skills (written and spoken); ability to communicate instructions, directions, etc. clearly.
- Risk management skills to be able to assess a situation and provide risk control from beginning to end.
- Proficient in financial and job cost accounting/forecasting.
- Ability to work effectively and well under pressure.
- Proficient with Procore, Primavera, MS Project, Yardi and Microsoft Office (Excel, Word, Outlook).
