Storage Specialist (Full time - Floater Position working at multiple locations)

Self Storage Admin is a fast-growing and forward-thinking self-storage company, whose primary purpose is to help tenants find clean and secure storage spaces with multiple amenities and provide superior customer service and while continuing to grow in an ever-changing business environment.
Summary
We are looking for a flexible Storage Specialist to partner with our team and provide service, integrity, and quality to our clients, forming lasting relationships.
Duties and Responsibilities
· Provide outstanding service to our clients, maintaining a positive and professional disposition.
· Maintain daily operations of assigned facility(s), performing daily inspections and completing custodial duties, interior and exterior.
· Communicate & interpret rental documents with the ability to follow state and federal laws and have accuracy/verification of information.
· Maintain a high occupancy and manage daily collection calls, evictions, having difficult conversations with tenants at times.
· Maintain grounds and units, maintaining quality appearance, cleanliness, and function inside and out.
· Host and carry out auctions, complete audits, submit work orders, reconciliations of cash and make deposits regularly.
· Coordinate with contractors, vendors and maintenance team for follow-up/through on all work orders.
Qualifications
· Ability to efficiently navigate computer systems, utilize software, and perform basic IT maintenance tasks to resolve issues related to computers, printers, gate access, etc.
· Demonstrated capability to effectively upsell unit sizes, merchandise, and insurance policies provided or required by the company.
· Skilled in managing interactions with angered, irate, or frustrated customers in a positive manner, with a focus on de-escalating situations when necessary.
· Take ownership of your assigned schedule and diligently fulfill outlined duties. Our company fosters an environment of accountability and responsibility, where each team member plays a crucial role in our collective success.
· Familiarity with Microsoft Office Suite, including Word, Excel, and Outlook, to effectively handle administrative tasks.
· Availability for flexible scheduling, coupled with a willingness to work independently to ensure operational efficiency. Strictly adhering to attendance and punctuality policies, following scheduled shift requirements.
· Successful completion of a general background check is required as part of the hiring process.
· Possession of a valid driver’s license is required for this position to perform necessary duties.
