Job Opening: Residential Maintenance Manager
Semmes & Co. Builders, Inc., a General Contractor, seeks a highly motivated construction/maintenance professional with multi-trade field experience, as well as leadership skills and high-level digital literacy, to manage and execute home maintenance and repair services for high-end homes in San Luis Obispo County.
Responsibilities: 50% office / 50% field
• Manage all field work for the Home Management Program.
• Serve as the primary jobsite contact for client & sub communications.
• Conduct initial site walk for all new properties to understand ongoing maintenance needs, define scope of work, and document sufficient information (measurements, photos, specs, etc.) to generate an estimate.
• Devise solutions and provide professional recommendations to address client needs.
• Accurately communicate scope of work and request bids from subcontractors, as needed.
• Build internal labor and materials estimates for self-performed repair work by leveraging your intimate knowledge of construction assemblies and field execution timelines.
• Manage master schedule across all projects, accounting for material lead times, subcontractor availability, internal resource utilization, and unforeseen delays.
• Execute the scope of work—50% self-perform handyman-type service work / 50% supervision of crew and subs.
• Maintain a detailed record of actual labor hours and materials/subcontractor costs expended for each project, and ensure budget alignment.
• Assist in keeping all project management records up to date.
• Assist with project closeout, including quality control audits, notice of completion, and client satisfaction surveys.
• Review all job costs and authorize invoicing.
• Assist in generating performance reports and documenting lessons learned for ongoing division development.
Required Skills:
• Expert-level construction/maintenance skills with the ability to alternate between supervision and hands-on work, as needed.
• Ability to provide leadership in a diverse workforce full of varying skill level.
• Ability to manage multiple ongoing maintenance contracts simultaneously.
• Exceptional organization skills, with an ability to understand and work with established processes and procedures to keep projects on track and meet deadlines.
• Ability to create budgets, assess bids, and work with construction plans.
• Attention to detail, especially with materials, measurements, colors, product specs, etc.
• Proficiency in Word, Excel, Outlook, and Adobe, and an ability to learn MS Project and QuickBooks, or other programs, as necessary.
• Excellent verbal and written communication skills for use in client and vendor interactions.
• Ability to cultivate client/vendor relationships and to work effectively as a team member.
This position is ideal for anyone with a minimum of 5 years of construction or property maintenance experience, strong leadership skills, and an interest in sustainability. This is a full-time position with benefits.
Compensation & Benefits:
• Classification: Full-time / Salary / Exempt
• Schedule: M-F / 8 hrs / Start time: 8:30 am / End Time: 5 pm
• Compensation: $75,000-$85,000 / year
