Essential Duties and Responsibilities

  • Routinely perform a wide variety of building maintenance and mechanical work such as carpentry, electrical, plumbing, interior and exterior painting, drywall, and small appliance and minor equipment troubleshooting and repair.
  • Ensure all company, state, local or federal health, safety, health, building, fire and insurance codes or requirements are always met or exceeded.
  • Conduct regular inspections of building, equipment, and mechanical equipment. Schedule and coordinate with third parties, such as pest control and fire marshal, as appropriate.
  • Assists with emergency preparedness efforts, including training and drills.
  • Promptly respond to resident apartment maintenance or repair requests.
  • Inspect and prepare all apartments for rent-ready status as per company policy before new residents move into the community.
  • Develop, maintain, document, and complete routine and Preventive Maintenance Plan for apartments, common areas, equipment, fixtures and furnishings.
  • Solicit appropriate community maintenance estimates or bids when necessary, and present results to Executive Director.
  • Evaluate performance of all service contractors.
  • Obtain appropriate approval from Executive Director prior to making any purchase. Maintain a log of all expenses incurred and repairs completed.
  • Ensure all work orders are completed in a timely fashion and billing information is recorded.
  • Maintain effective inventory and loss control for departmental supplies, parts, tools, and equipment.
  • Ensure efficient and effective use of all maintenance department and community resources, includes ensuring the use of outside vendors is necessary and within established budgetary guidelines.
  • Participate in community and resident programs to include, but not limited to Safety Committee and Infection Control Committee. Promptly address all maintenance-related needs that arise.
  • May be required to transport residents to activities, appointments, events, and during emergencies.
  • Attend mandatory meetings as scheduled by Executive Director.
  • Maintain confidentiality of resident, community, employee, and company information.
  • Maintain working knowledge of fire and disaster plans and responsibilities under emergency conditions.
  • Perform other duties as assigned.

Requirements

Qualifications

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and / or ability required.

Must satisfy all state health, licensure / certification, and background requirements.

Education / Experience : Must have a high school diploma or equivalent, plus 3-5 years of facilities maintenance experience. Assisted living or long-term care facility experience is preferred.

Certificates and Licenses : Must have valid state driver license. State may require CDL with passenger endorsement. May be required to complete CPR and First Aid certifications if not current, plus any additional licensing requirements in state(s) of practice.

Communication Skills : Receive and carry out verbal or written instruction. Communicate effectively in person, over the phone, or via email with customers and co-workers. Make group presentations to share information or explain policies and procedures.

Organization / Self-Management Skills : Perform a variety of duties, moving between tasks of differing nature, with occasional distractions and interruptions. Prioritize competing requirements to complete work in a timely manner when there are changes to workload and assignments. Work independently and follow through on assignments with minimal direction.

Computer Skills : May require proficiency with computers to participate in training and / or other assigned tasks.

Physical Demands

Constantly stands and frequently walks about assigned areas of the community, handling and moving objects such as tools and supplies weighing up to 50 pounds. Must frequently twist and rotate head, neck, and torso, reach high or low with arms and hands and constantly use manual dexterity, as well as bend, twist, stoop, kneel, crouch, crawl, and climb ladders up to 40 feet and / or stairs. Must be able to visually assess work, differentiating between colors especially for electrical projects. Must also be able to detect audible alarms, bells, and signals related to safety.

Work Environment

This position is situated inside and outside of an assisted living facility with a moderate noise level. Maintenance staff are frequently exposed to tools that may cause injury, as well as repetitive motions. Will occasionally be exposed to weather conditions while performing outside work. In certain circumstances, a staff member may be exposed to communicable diseases and infections, other biological hazards, and various drugs and chemicals.? Due to these potential hazardous exposures, you may be required to wear Personal Protective Equipment (PPE) in addition to universal precautions. PPE could include, but is not limited to, gloves, gowns, masks, respirators, and goggles.

Travel

This position may require local travel using the community van to transport residents and / or complete other operational duties.
