Position Overview and Responsibilities
At Sentral, we are building a team of people-first focused individuals who thrive on going above and beyond. The Associate Director of Portfolio Operations will oversee multiple communities including their home community and several community general managers to ensure the success of achieving NOI results and Operations OKRs.
This is an on-site position that requires travel within the Los Angeles area to multiple communities
What You’ll Do:
- Oversee multiple Sentral communities - serve as the General Manager of their “home” community and have oversight of an additional 2 or 3 communities (number of communities subject to change at any time).
- Direct and lead portfolio's on-site team members and by implementing the policies, procedures, and practices, which enable each community to meet and exceed budgeted financial goals and achieve operational performance objectives.
- Responsible for preparation of annual project budgets
- Analyze monthly and quarterly performance and budget projections; compare to management plan and budget; adjust strategies accordingly
- Provide strategy and leadership to multiple community management teams in an assigned region.
- Create an executive management plan for the market and drive the revenue and expense goals for the community.
- Contribute to the establishment and refinement of work quality, cultural initiatives, and best practices to drive results as a team.
- Manage client relationships will allow for seamless conflict resolution, account maintenance, and overall development of client relationships
- Analyze property financial performance as it relates to other portfolio assets.
- Review the annual budget as submitted by the General Manager, and provide feedback and commentary before submission to ownership.
- Assure compliance with all regulatory and statutory programs.
- Coordinate property tours: Scheduling, routes, notifications, inspections and access
- Maintain current certifications and Service Agreements at properties
- Review revenue, expenses, staffing levels, guest reviews and implement critical action plans as needed.
- Perform other related duties and assignments as needed and assigned.
Skills and Experience
- Bachelor's degree required, preferably in business or hotel administration.
- Experience managing large assets in the local market with positive outcomes.
- 7 years related work experience in operations preferably in the hospitality and multi-family industry.
- Excellent interpersonal and leadership skills to guide and motivate teams
- Must have strong resolution skills and work well cross-functionally, able to identify solutions and think outside of the box.
- Budgeting, forecasting, planning, sales development, and other related business management skills are essential.
- Strong leadership skills must have demonstrated ability to lead multiple communities.
- Working with exceptionally talented people who are extremely enthusiastic about their craft.
- Ability to maintain a motivating, positive work environment that holds team members accountable for the results.
- Excellent communication skills – oral and written.
- Excellent PC skills: proficiency in all MS applications
