What are the responsibilities and job description for the Facility Maintenance Director position at Sequoia Springs Assisted Living?
Purpose:
To oversee the maintenance of the community building, grounds, and vehicles, to preserve a safe, clean and attractive living environment for the residents, and to ensure that the physical plant remains in compliance with all local and state regulatory agency guidelines.
Minimum Eligibility Requirements:
· High school diploma or equivalent required
· Minimum of 3 years-experience in facility maintenance also required
· Previous experience in a senior living setting preferred
· Previous management experience in a related setting also preferred
· Basic proficiency in computer skills, including Word and Excel
· Strong customer service and interpersonal communication skills
· Proficiency in plumbing, electrical, painting, carpentry and general repair skills
· Ability to read, comprehend, write, and speak English to interpret written plans and instructions, and to communicate effectively with residents, families, and other team members
· Must meet all health-related requirements pertaining to state licensure
· Must maintain current CPR/First Aid credentials
· Must maintain current Food Handlers credentials
· Must maintain annual Continuing Education Credits
· Must have valid state driver’s license, including CDL where required, and clean driving record
· Must be able to perform duties and responsibilities (Essential Job Functions) with or without reasonable accommodation.

Essential Functions:
Maintenance
· Responsible for the preparation of vacant apartments for occupancy, including painting, carpet care, and general repairs
· Responsible for routine maintenance and repair of all community common areas and grounds
· Develops, oversees, and ensures that community adheres to a preventative maintenance schedule for all building systems including HVAC, fire sprinklers and alarms, lighting, plumbing, elevators, roofing, landscaping, kitchen equipment, laundry equipment, and vehicles
· Maintains strong working relationships with all vendors relating to above systems
· Responsible for maintaining an adequate inventory of maintenance supplies and equipment to ensure efficient operation of all building systems
· Ensures that work orders for minor repairs and/or maintenance in occupied resident apartments are completed in a timely manner
· Works in conjunction with Life Engagement Director and/or Community Relations Director in ensuring that setup and cleanup for community special events, parties, and marketing functions occur in a timely manner
Safety
· Responsible for oversight of Community Safety Program including fire and evacuation drills, disaster planning, emergency systems and workplace safety
· Assists with team member training, including maintaining the training records, related to the Safety Program
· Serves as Chairperson of Community Safety Committee; scheduling and conducting regular meetings, maintaining meeting records, and submitting meeting reports to Executive Director
Driving
· In conjunction with Life Engagement Director, ensures that resident transportation program is efficient and effective; serves as back-up driver of community vehicles, or directs Maintenance Department team to drive vehicles as needed
· Assists with resident transfers into and out of vehicles as needed, including those with wheelchairs, when serving as driver* (*in accordance with state regulations)
Management
· Responsible for hiring, training, supervising and evaluating the performance of the Maintenance Department team
· Schedules and assigns Maintenance Department team daily tasks to ensure efficient operation of community maintenance program
· Operates department within established budgetary guidelines
· Serves as member of Community Management Team and performs other management duties as requested by Executive Director
Housekeeping / Laundry
· Is responsible for the oversight of apartment cleaning utilizing QA process: carpet vacuumed; furniture and surfaces dusted; floors mopped; bathroom sink, tub/shower, toilet and all surfaces cleaned; kitchen counters, sinks and appliances cleaned; and apartment generally tidied, on a weekly basis
· Is responsible for ensuring that all community common areas are maintained in a clean and sanitary manner via daily observation and walk thru including; halls, living room, lobby, dining rooms, elevators, public restrooms, activity areas, wellness center and other sitting areas, on a daily basis.
· Utilizes QA process to ensure that resident laundry services are done efficiently and effectively and that supplies and laundry rooms in neat and clean condition.
· Assists in hiring, training, evaluating and disciplining community housekeeping / laundry team members as needed
· Ensures the assignments of housekeeping / laundry tasks
· Ensure that housekeeping / laundry supplies are maintained and order within budgetary guidelines
Other
· Attends all required team member meetings and in-service training sessions
· Upholds Residents’ Rights as defined by state regulations and by the Company policy, at all times
· Supports and upholds all other Company policies, and the service philosophy
