Job Summary:
The Superintendent is a vital leader within the project team, responsible for the on-site execution, direction, and completion of construction projects. This role requires a proactive approach to managing construction activities, ensuring safety and quality standards are met, and delivering projects on time and within budget. The ideal candidate will have strong leadership skills, the ability to manage teams, and the capacity to navigate complex construction challenges.
Key Responsibilities:
Pre-Project:
- Collaborate with the Estimating Department to develop trade award schedules during pre-construction.
- Review all project documentation, including drawings, specifications and schedules to fully understand project requirements.
During Project:
- Oversee all on-site construction activities and personnel, ensuring project objectives are met.
- Implement and maintain project-specific safety and quality plans.
- Coordinate and lead both internal and external meetings, establishing clear communication channels with all subcontractors and Team.
- Monitor project progress, including scheduling, and make adjustments as necessary to keep the project on track.
- Manage subcontractor relationships, ensuring compliance with all contractual requirements and safety.
- Address and resolve any issues that arise during the project, including subcontractor claims and scope changes.
Post-Project:
- Ensure punch list items are completed.
Required Skills/Competencies:
- Strong verbal and written communication skills.
- Excellent client relations and team collaboration abilities.
- Exceptional organizational and time management skills, with the ability to prioritize tasks effectively.
- Proficiency in Microsoft Office (Excel, Word, Outlook); and Procore.
- In-depth understanding of commercial construction plans and specifications.
- Ability to lead and develop high-performing teams, fostering a culture of accountability and continuous improvement.
Education and Experience:
- 10 years of experience managing interior/exterior construction projects ranging from $1-$15 million.
- Proven track record of managing complex projects in occupied spaces.
- Certifications in OSHA 10-Hour Construction Safety and Health, and 4-Hour Supported Scaffold User, are a plus but not required.
Physical Requirements:
- Ability to work at a desk and on-site as needed, with occasional lifting of up to 15 pounds.
