JOB OVERVIEW :

Under the direct supervision of the Director of Engineering, the Assistant Director of Engineering is responsible for supervising the implementation of all property and equipment preventive maintenance and repairs, monitor life safety systems and utilities and assist in the administration of the department in compliance with all company standards and local, state, and national codes and regulations to protect assets, guests and employees.

REPORTS TO : Director of Engineering

ESSENTIAL JOB FUNCTIONS :

  • Interview, hire, train, recommend performance evaluations, resolve problems, provide open communication, complete discipline and / or termination when appropriate.
  • Implement and schedule property and equipment preventive maintenance programs in compliance with corporate / franchise standards and local, state and national codes and regulations.
  • Prioritize service requests; schedule and monitor the service performed to ensure customer satisfaction, safety and convenience.
  • Test and examine the life safety systems to ensure they are always 100% operational.
  • Monitor utility consumption to determine the effectiveness of current systems.
  • Review purchase requests and monitor expenses, budget to ensure goals are met / exceeded.
  • Manage the department by preparing and maintaining schedules, logs, records, and other documentation to ensure a smooth operation and minimize liabilities.
  • Responsible for on-call emergency situations.
  • Perform any other job-related duties as assigned.

REQUIRED SKILLS AND ABILITIES :

  • High school diploma or equivalent preferred.
  • Must be 18 years of age or older.
  • Must be able to pass a background check.
  • Must be able to lift 25lbs.
  • Must have the ability to communicate in English.
  • Must be a self-starter with an even disposition.
  • Must be willing to pitch-in and help coworkers with job duties.
  • Must be a team player.
  • Must be able to recognize potential safety hazards and security problems on property and respond accordingly.
  • Must be skilled in HVAC, electrical, carpentry, drywalling, painting, plumbing, roofing, and landscaping.
  • Must be able to troubleshoot and repair routing mechanical and electrical malfunctions with property systems and equipment.
  • Must be willing and able to be responsive to maintenance complaints.
  • Must have a valid Oklahoma driver's license and clean driving record.
  • Must be able to effectively deal with internal and external guests with a high level of patience, tact, and diplomacy.
  • Must be able to work outside in various weather conditions for long periods of time.
  • Must be able to maintain professional status through interface with customers, management, and co-workers.
  • Must be able to work flexible schedules, including but not limited to extended hours, irregular shifts, evenings, holidays, and / or weekends.
  • Physical Demands :

    While performing the duties of this job, the employee regularly is required to stand and walk for extended periods; use hands to handle, or feel object, tools, or controls; reach with hands and arms; and talk or hear. The employee is frequently required to stand, walk, sit, stoop, bend, shake, stir, pour, kneel, crouch, or crawl. The employee is occasionally required to lift and / or move up to 75lbs. The noise level in the work environment is usually moderate to high. Physical stamina and a proper mental attitude to work under pressure at a fast pace are essential. Must have the mental fortitude to handle the pressures of multiple tasks while providing excellent guest service.

    Work Environment :

    The duties of this position are primarily performed in indoor climate conditions.
