JOB SUMMARY
This position maintains all aspects of physical structures, grounds and property of ShareHouse, Inc., by performing various maintenance tasks as scheduled and as needed to ensure structures are sound and safe, grounds are neat and orderly, and all equipment and property is in good working order.

MAINTENANCE TECHNICIAN DUTIES & ESSENTIAL JOB FUNCTIONS
· Perform scheduled maintenance tasks on all buildings, structures and equipment to ensure safe and efficient operation
· Perform periodic assessment of buildings and grounds to prevent maintenance and/or repairs
· Assess apartments on a scheduled basis for safety and maintenance issues to ensure all apartments are operations and safe for client occupancy
· Purchase parts and frequently used maintenance items to maintain inventory for availability and access when needed
· Notify management if maintenance outsourcing is required to ensure tasks are completed appropriately, accurately and cost effectively
· Attend work regularly, with attention to punctuality according to the schedule dictated by management due to the nature of the job which requires the department to work as a team, and because of the internal and external customers served
· Provide and maintain reliable and prompt attendance, with the ability to work the schedule dictated by business necessity
PERIODIC FUNCTIONS AND RESPONSIBILITIES
· Assist housekeeping when needed or in emergency situations
· Pick up office supplies and other items as needed for business function
· Transport clients when driver and backup are unavailable or overbooked
· Perform other duties as assigned
QUALIFICATIONS
· Requires high school diploma or GED and
· Two years relevant work experience
REQUIRED LICENSES/CERTIFICATES
· Must possess valid and current driver’s license and be able to be insured according to company insurance standards
· Required to be CPR and first aid certified

· Demonstrate high attention to detail
· Ability to clearly and effectively communicate in both written and oral forms
· Ability to comprehend written and oral communication
· Ability to use established procedures and policies, along with independent judgment, in order to solve problems
· Ability to management multiple, competing tasks and demands and manage time efficiently
· Ability to proof and check documents for accuracy
· Demonstrate interpersonal relationship-building skills
· Must have basic PC and keyboard skills
PHYSICAL REQUIREMENTS

· Stooping, bending, reaching and grasping
· Standing for 2 hours or more
· Use of color vision and the ability to distinguish colors

WORK ENVIRONMENT
This position works in an environment with occasional physical discomforts and is frequently exposed to dirt, drafts, noise, temperature variations, odors and other discomforts. This position works with equipment and or performs procedures where carelessness could result in serious injury.
