SUMMARY :
Direct / Manage / Supervise the overall operation and maintenance of building, facilities elements, housekeeping and outside grounds. Maintain compliance with all procedures, policies, and regulations and ensure timely response to regulatory issues and inspection findings.
ESSENTIAL DUTIES AND RESPONSIBILITIES :
The following is a list of minimum responsibilities related to the Facilities Manager position. Other duties may also be assigned.
Responsibilities include design, planning, construction, maintenance, and alteration of equipment, building, waste removal, recycling, housekeeping and other facilities elements by performing the following duties personally or through members of the team. :
Full financial responsibility for the reliability and good operating order of all systems and utilities required for the day-to-day operation for facilities.
Responsible for the planning, development, and direction of an organization capable of equipping, maintaining, and improving plant facilities, for efficient and dependable operation. As well as, to accommodate growth and change in priorities.
Develop and write SOPs / Work Instructions for all the facility related elements that are in compliance with the requirements of being a GMP / FDA / DEA regulated facility.
Ensure the appropriate validation processes are in place and maintained for all the facility related systems.
Assist in compliance with plant safety programs and OSHA, FDA, and EPA requirements.
Lead special projects, such as new plant construction and layout on "as required" basis and assist as needed supporting other locations.
Ensure proactive management of facility programs to ensure regulatory compliance is achieved and maintained.
Coordinate and arrange for the waste removal and recycling.
Supervise sanitation activities for all offices, production areas, support areas, warehouses, and premises.
Serve as system administrator for Building Automation System for production and warehouse areas.
Maintain automated warehousing systems as required for specific location (IE- AS / RS) and assist Materials Management in diagnosing errors.
Directly responsible for daily operation and repair of all plant nonproduction related equipment including all HVAC equipment, air compressors, boilers, lighting, plumbing, fire safety equipment, garbage disposal equipment and dust collectors.
Schedule preventative maintenance and prompt repair of all above equipment. Prepares and maintains schedules and logs required for implementation of such programs.
Prepare and achieve a yearly maintenance budget, including all outside services such as snow removal and refuse removal, janitorial services and grounds keeping.
Prepare cost estimates for the repair or modification of all buildings or any of their mechanical or electrical systems.
Responsible for sourcing of outside contractors, procuring bids and evaluating proposals on work which cannot be done utilizing "in-house" personnel. Negotiate contracts with contractors of the various building trades, architects, professional engineers, and service organizations.
Prepare specification of work for the use of contractors and service organizations for their use in preparing plans and specifications for a modification of any building or the supporting facilities, or in making a repair or modification, or in providing a service.
Inspect construction and installation progress to ensure conformance to established specifications. Monitor the activities and progress of all outside contractors and service organizations to ensure compliance with company procedures.
Ensure all work performed is in compliance with company procedures, regulatory standards and in doing so, collaborate with internal resources to ensure stakeholders are informed.
Coordinate maintenance work with production scheduling to perform work at a minimum loss of production.
Coordinate and schedule machinery and office relocation. Provide necessary utilities and services to achieve efficient operation.
Function as and be readily available to assist as a key member of the Business Continuity and Emergency Response Teams
Maintain a stock of spare parts for the repair of all buildings, the mechanical, the electrical, and plumbing systems, and a stock of janitorial supplies while also achieving the approved budget.
Consult with and work with other members of the company concerning in-house projects, safety matters and the general day-to-day requirements for operating and maintaining the plant.
Maintain current drawings and blueprints for all buildings and facilities.
Provide for plant energy requirements, consistently monitoring for saving programs.
Available 24 / 7 to respond to and lead the coordination of any facility emergencies
May act as liaison to leasing and property management organizations and planning commissions.
QUALIFICATIONS :

SUPERVISORY RESPONSIBILITIES :
Directly supervises employees in the Maintenance / Housekeeping Department. Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interview and selection, training employees, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
PREFERRED / REQUIRED EDUCATION and / or EXPERIENCE :
BS or BA Degree or Technical education preferred. Minimum 10 years' experience in maintenance and two years at a supervisory level required. Prior demonstrated proficiency in knowledge of building trades including, but not limited to : electrical, plumbing, HVAC, carpentry, masonry, and painting required.

- Experience in an Industrial environment such as manufacturing, food and beverage, multi-dimensional warehouse or other large volume, complex environments required.
- Must have strong presentation and communication skills (verbal, written and interaction)
- GMP and Regulated experience highly preferred.
- Ability to work with incomplete information and draw conclusions to formulate process improvement recommendations.
- Ability to influence stakeholders at all levels of the organization without having positional authority to do so.
- Problem solving skills coupled with a commitment of collaboration to improve processes and outcomes.
