The Site Development Director will be a critical member of our team. You will be responsible for all site development activities for a carrier and lead a team of dedicated project leads, managers and vendors involved in new Tillman site development-initiated projects.This role is based out of our Lewisville, TX office and you must be able to work a minimum of 3 days a week in-office. Hybrid work model subject to change.Job DescriptionThe Site Development Director will lead a team of site development project managers, directing and overseeing all phases of site acquisition, zoning, and project management for a specific region. This role is responsible for ensuring on-time, on-budget delivery of site projects and maintaining the highest standards of quality control. By collaborating closely with internal teams, vendors, and regulatory bodies, this role is key in driving the strategic execution of the company's annual plan, aligning team performance with organizational goals, and delivering value to our clients.ResponsibilitiesManage, lead and motivate a team of site development project managers in the site acquisition, zoning, and project management of assigned towers for a particular region, ensuring quality control at every step of the process.Oversee regional and market-specific site development projects, ensuring timely execution, adherence to budgets, and efficient resource allocation.Direct employees and site acquisition vendors to meet the annual Plan of Execution (POE) and provide site-specific and program-level risk assessment and mitigation plans.Collect, analyze, and report performance data, implementing efficiency programs to enhance project execution.Partner with Human Resources to recruit, retain, and develop top industry talent in site development and project management.Provide training, guidance, and performance feedback to staff, ensuring the team is equipped with the necessary tools and support to excel in their roles.Identify roles, responsibilities, and accountabilities for team members on specific projects to ensure clarity and efficiency.Provide oversight and training to both staff and vendors to maintain compliance with regulatory and company standards.Ensure project deliverables are completed for smooth handoff to the construction team and that each project phase aligns with company goals.Serve as the internal point of contact for issue resolution and feedback, working to resolve conflicts and challenges effectively.Attend regional office, site and customer meetings as required.Other duties as required.Qualifications12-15 years’ experience of site acquisition leadership, SAQ vendor and MNO experience preferredBachelor’s degree required; MBA preferredA clearly demonstrated telecommunications track record of proven hands-on success in managing large-scale site acquisition projects on budget and on-time.Direct experience in the following areas : Candidate identification and RF selection criteria for US MNOs : AT&T, Verizon, T-Mobile, and DishTower leasing and easement negotiationA&E design criteria for new tower constructionLand use planning / zoning / permittingFederal, State, and Local regulatory requirements for macro tower constructionProject ManagementBusiness DevelopmentFinanceIndustry TrendsProficiency in Microsoft Office required, experience in Site Tracker and Microsoft Power BI preferredAbility to manage concurrent projects with a results-driven approachAbility to travel (up 40%)#J-18808-Ljbffr
