The Manager of Capital Markets is an integral member of the leadership team of Sherman Associates. This position partners with the Senior Director of Business Development and Public Affairs, the Director of Development, and the Executive Leadership Team to successfully raise third-party equity and mezzanine debt for the Sherman Associates real estate portfolio.
This is a newly created position within Sherman Associates and is responsible for developing and leading an approved process for outreach and initiation of equity solicitations for new development opportunities, existing assets, and funds. Position is responsible for growing and maintaining strong contacts and relationships as a representative of Sherman Associates. Position is also responsible for monitoring the capital market landscape and providing feedback to internal partners on capital market trends, hurdles, rates, and structures to ensure Sherman Associates strategy and underwriting align.

Essential Functions
Pay Range: $100,000 - $150,000 annual salary bonus eligibility. Pay is based on several factors which vary based on position; including experience, skills, and knowledge the selected individual is bringing to the specific job.

Essential Functions
- Assist the President, CEO and CFO to source equity capital and evaluate options for financing of new or existing projects where Sherman Associates has determined it wishes to engage with a partner.
- Responsible for developing and tracking capital markets contacts and maintaining regular interactions.
- Maintains schedule of all active projects Sherman Associates is seeking capital for, including the form of investment sought, key metrics, dates, and milestones.
- Serve as the key contact for any external broker relationships when Sherman Associates utilized external resources in capital raising efforts.
- Ultimate responsibility for the preparation and presentation and delivery of project opportunity investor packages and follow-up.
- Help organize meetings, tours, and other investor interactions.
- Responsible for timely coordination of all due diligence and closing checklists with equity partners.
- Operates across all markets and product types, including travel as needed.
- Bachelors degree; masters preferred.
- 8 or more years of experience in commercial real estate.
- Experience and strong capability for developing and running financial real estate models.
- Demonstrated track record of capital raising accomplishments, and/or proven ability to develop and maintain relationships with executives and key decision makers in the capital markets space.
- Strong interpersonal skills and ability to foster strong relationships internally and externally.
- Strong knowledge of financial reports, real estate return metrics, terms, structures, and contracts.
- Highest level of integrity and professionalism.
- Must be team-oriented and flexible in assuming new responsibilities as they arise.
- Demonstrated success working in a team environment.
- Proficiency in MS Office programs including Word, Excel and PowerPoint.
- This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
- Exposed to ambient room temperatures, lighting and traditional office equipment found in a typical office environment; quiet to moderate noise level.
- Must be able to sit at a desk for up to 8-hours per day. Walking and standing are required the rest of the working day. Length of time of these tasks may vary from day to day and task to task.
- Must have the ability to move around freely throughout the office and properties as needed, and necessity varies from day to day.
- Must be able to exert well-paced ability to reach other departments of the hotel on a timely basis
- Must be able to lift up to 25-30 lbs. occasionally.
- Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity.
