POSITION SPECIFICATION DIRECTOR, HEAD OF PROPERTY MANAGEMENT, INDUSTRIAL                                                      Shine Associates, LLC has been retained to search, identify and recruit a Director, Head of Property Management, Industrial on behalf of our client (‘Company’). This position will be based in Dallas, TX and report to the Managing Director, Head of Asset Management. CONFIDENTIALITY Shine Associates, LLC has been exclusively retained on this assignment. CLIENT DESCRIPTION Our client is a privately-held and vertically-integrated real estate company that develops, owns, and operates a portfolio of multifamily, industrial, and mixed-use developments. With corporate offices in Atlanta, Boston, Dallas, Dubai, New York, and San Francisco, the firm is an experienced real estate private equity investor and manager supported by an integrated operating platform and has 60 years of experience across multiple asset classes. The Company’s existing and under-development properties are valued at over $29.0 billion.  During its 60 -year history, the firm has developed, managed or acquired over 96,000 residential units and 32.5 million square feet of commercial space in twenty-four states. The current portfolio includes over 55,000 residential units, 1 million square feet of retail and office space, and 25 million square feet of industrial space.   DIRECTOR, HEAD OF PROPERTY MANAGEMENT, INDUSTRIAL The Head of Property Management will oversee property operations of the Firm’s Industrial internally managed portfolio and provide leadership, best practices, and guidance to our Property Management team as well as our third-party property management partners.   ESSENTIAL DUTIES AND RESPONSIBILITIES   Oversee property operations of internally managed markets. Act as liaison to national third party property management providers. Supervise, mentor, and develop the property management team. Develop and implement a comprehensive Property Management policies and procedures manual.   Meet regularly and provide guidance to assigned team members. Lead the efforts of staffing, training, development, and motivation the PM team. Assist and coach Property Managers regarding staff personnel issues as needed. Provide guidance and support to the team in resolving day-to-day or unique property management issues. Ensure property performance quality standards are upheld. Conduct and administer annual property management audits and create action plans where needed. Assist the property management team with owner site visit preparation, as needed. Work in conjunction with Property Managers on issues involving vendor contract management, building inspections, tenant relations, client meetings, capital projects, etc. Lead new property transitions. Review annual property budgets and expense reconciliations for accuracy and ensure they are submitted to owners timely and accurately. Collaborate with office leadership on initiatives including team building, staff development, succession planning and hiring needs. Meet regularly to discuss the status of teams, projects, and issues. Maintain, negotiate and renew all property management agreements for both Company’s Industrial managed assets and third-party assets. Assess performance of third-party property managers’ performance and pricing. Complete annual performance reviews for direct reports and set specific performance goals to establish a growth plan for internal growth. Review, approve and submit team expense reports and PTO requests. Lead liaison between property management teams and asset management teams.   QUALIFICATIONS, SKILLS AND EXPERIENCE   Bachelor's degree (B. A.) from four-year college or university; or one to two years related experience and / or training; or equivalent combination of education and experience. Fifth year college or university program certificate; or two to four years related experience and / or training; or equivalent combination of education and experience. Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents.  Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.  Ability to write speeches and articles for publication that conform to prescribed style and format.  Ability to effectively present information to top management, public groups, and / or boards of directors. Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.  Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. Ability to define problems, collect data, establish facts, and draw valid conclusions.
