Job Title: Property Manager
Job Description:
We are seeking a highly motivated and experienced Property Manager to oversee the daily operations of our apartment complex, which includes Section 8 and Low-Income Housing Tax Credit (LIHTC) properties. The ideal candidate will have a proven track record in property management, with strong expertise in regulatory compliance, tenant relations, and financial management specific to affordable housing programs.
Key Responsibilities:
- Property Operations: Manage the day-to-day operations of the apartment complex, ensuring the property is well-maintained and operational. This includes overseeing maintenance staff, coordinating repairs, and upholding high standards of cleanliness and safety.
- Tenant Relations: Serve as the primary point of contact for tenants, addressing their needs, concerns, and complaints in a timely and professional manner. Foster a positive living environment to promote tenant retention.
- Lease Administration: Oversee the leasing process, including advertising vacancies, screening applicants, conducting interviews, and managing lease agreements. Ensure all leases comply with Section 8 and LIHTC regulations.
- Regulatory Compliance: Ensure compliance with all Section 8 and LIHTC requirements, including maintaining accurate records, submitting required reports, and adhering to federal, state, and local regulations.
- Financial Management: Manage rent collection, handle legal cases, process invoices, and track expenses. Assist in budget preparation, review contracts, and work to maximize profitability and financial stability.
- Reporting: Provide regular reports on property performance, including occupancy rates, financial status, and maintenance issues. Prepare reports for regulatory agencies as required.
- Staff Management: Supervise and train property staff, including maintenance personnel and administrative support. Foster a collaborative, efficient, and productive team environment.
- Marketing and Leasing: Develop and implement marketing strategies to attract and retain tenants. Conduct property tours, provide information on available units, and follow up with prospective tenants.
Qualifications:
- Education: High School Diploma required. Bachelor’s degree in Property Management, Business Administration, or a related field preferred. Relevant certifications (e.g., Certified Property Manager, Accredited Residential Manager) are a plus.
- Experience: Minimum of 3-5 years of experience in property management, with specific experience managing Section 8 and LIHTC properties.
- Skills:
- Strong knowledge of Section 8 and LIHTC regulations and compliance.
- Superior supervisory skills and the ability to lead a team effectively.
- Experience with RealPage’s OneSite property management software required.
- Excellent communication and interpersonal skills.
- Proficiency in property management software and Microsoft Office Suite.
- Strong organizational and multitasking abilities.
- Conflict resolution skills and professionalism in managing difficult situations.
Additional Requirements:
- All candidates must pass a background check and drug screening.
- Positive attitude and willingness to take on additional tasks as needed.
- Ability to work occasional evenings and weekends as required.
