Job Title: Maintenance Manager
Reports To: General Manager
Summary: The Maintenance Engineer’s primary role is to troubleshoot and repair equipment, facilities and systems. Job duties include performing preventative maintenance, making regular inspections, coordinating the maintenance staff, diagnosing potential problems, scheduling outside contractors when necessary and staying within budget.
Duties and Responsibilities:
- Paints and repairs walls, trim, furniture, fixtures, cabinets, tables, doors and windows
- Replaces worn or damaged parts, belts, filters and hoses
- Adjusts and performs minor repairs to heating and pumping equipment
- Clears clogged drains and repairs or replaces plumbing fixtures
- Installs or assembles furniture and equipment according to layout plans
- Assists with moving furniture, unloading and storing supplies
- Performs outdoor clean-up such as pulling weeds, raking leaves, planting and picking up debris
- Removes snow and ice to maintain parking lots and sidewalks
- Creates a maintenance plan for the organization’s equipment
- Establishes standards and procedures for the work of maintenance staff
- Conducts interviewing, hiring and training to explain policies, procedures and use of equipment
- Plans work schedules to ensure adequate service and coverage
- Ensures Maintenance Technicians carry out planned maintenance
- Inspects completed work for conformance to blueprints, specifications and standards
- Conducts annual performance reviews for staff
- Codes invoices to the correct accounting code / department
- Conducts frequent quality checks on equipment
- Inspects and evaluates physical condition of establishment
- Completes emergency maintenance when equipment breaks down
- Keeps record of preventative and emergency maintenance carried out
- Selects and purchases new tools, supplies, furnishings, products and equipment
- Tracks purchases and maintains at or below budgets
- Prepares reports concerning room status, payroll expenses and department expenses
- Investigates new and improved maintenance instruments and methods
- Assists in performing maintenance duties
- Perform other duties as assigned
- May operate a company vehicle for pick up or delivery (pending a valid driver license and motor vehicle report)
Requirements:
- General building/facility maintenance experience
- Mechanical knowledge
