Project Manager- New Construction
Essential Duties and Responsibilities
This position requires a minimum of five years of experience as the primary Project Manager on new commercial construction projects. Project Managers oversee one or more projects, depending on their size, scope, and location. They are responsible for managing the entire project lifecycle—from pre-construction to closeout—ensuring work stays on schedule, within budget, and meets quality standards. This includes developing project plans, coordinating schedules, and managing subcontractors to keep operations running smoothly. Effective communication with superintendents, subcontractors, and stakeholders is critical to aligning expectations and providing timely updates. The ability to identify and resolve potential issues before they impact progress is essential. Regular site visits are required to monitor progress, maintain quality control, and address challenges as they arise. The Project Manager is also responsible for overseeing the closeout process, ensuring all final deliverables meet client expectations. This role demands strong leadership, problem-solving abilities, and a proactive, hands-on approach to project execution.
Daily Duties and Responsibilities
- Schedule Project Management Tasks
- Schedule when supplies will need to be ordered and when they will need to be delivered
- Set schedules for labor and subcontractors to be at the project site
- Set operating schedule for all tasks to be completed demo, paint, flooring, etc
- Project completion dates and milestones
- Verify with subs and superintendents that all pricing and material costs are in line with budgets to do the job with acceptable quality
- Foresee issues with manpower, supplies, and schedule to revise the schedule and create a new pathway for success
- Communicate schedules, the scope of work, RFI, change order, safety, and other important project information clearly
- Make sure all members of the project team understand what they are responsible for, conduct training, and safety meetings weekly to resolve any issues that may arise
- Empower staff to be solutions and safety-oriented and to pursue growth within the company
- Look for ways to reward top performers and help staff become more productive
- Build symbiotic relationships with subcontractors and other peers in the industry
- Review and approve invoices from subcontractors to make sure work meets performance and quality expectations
- The Project Manager will need to communicate major changes in the project to stakeholders on a regular basis as well as communicate any issues from the stakeholders to project-related personnel
- Utilize project tracking software and use support documentation and files
- Collect Final Punch Documents
- Collect Warranty Letters from Subs and Vendors.
- Conduct final sidewalk, and staff interviews.
- Have a firm understanding of site safety
This position is based in Phoenix, Arizona.
Compensation is $110,000 to $150,000 base salary DOE.
BONUS potential is 3%-5% of profit from assigned Construction Projects (expected to be 20-60% of base salary).
