A maintenance coordinator is responsible for overseeing and coordinating all aspects of a property maintenance operations, including scheduling repairs, managing work orders, coordinating with outside vendors, and ensuring preventative maintenance tasks are completed on time, effectively acting as the central point of contact for all maintenance-related issues within an organization. Key responsibilities of a maintenance coordinator may include:

  • Work Order Management: Receiving, prioritizing, and assigning maintenance work orders to external contractors.
  • Preventative Maintenance: Developing and implementing a preventative maintenance schedule for equipment and properties, including tracking completion and scheduling regular inspections.
  • Vendor Management: Identifying, sourcing, and managing relationships with external vendors for maintenance services like plumbing, electrical, HVAC, handyman, and janitorial.
  • Budgeting and Cost Control: Monitoring maintenance expenses, tracking costs associated with repairs and supplies, and staying within allocated budget.
  • Reporting and Documentation: Generating reports on maintenance activities, including work order status.
  • Communication and Collaboration: Communicating with property managers, operations staff, tenants, owners and maintenance technicians regarding maintenance needs and updates.
  • Technical Expertise: Possessing basic knowledge of various building systems (electrical, plumbing, HVAC) to assess maintenance needs and troubleshoot minor issues.

Skills and Qualifications:

  • Strong organizational and time management skills to effectively prioritize and manage multiple maintenance tasks.
  • Excellent communication skills to interact with diverse interested parties and clearly convey maintenance information.
  • Computer proficiency to manage work order systems and generate reports.
  • Basic understanding of building maintenance practices and procedures.
  • Experience with budgeting and cost control
  • Construction/ Maintenance background required

Job Type: Full-time

Pay: From $18.00 per hour
