Job Description

Broad Function and Purpose of Position :

Manage large-scale facilities projects.  Supervise building contractors and work crews.  Perform routine maintenance and repairs to facilities, equipment and office furniture; accept deliveries of goods and coordinate distribution to appropriate personnel.  Manage the Shipping / Receiving area including packaging and arrangement of large and / or complex shipments.    Work is performed under the general supervision of the Director – Technical Service.

Specific Responsibilities :

• Manage outside contractors including janitorial service staff, repair crews, seasonal work crews and construction crews for all facilities projects.
• Perform routine maintenance and repairs (not requiring special licenses) to buildings, facilities, equipment and office furniture.
• Obtain work assignments from work order requests or supervisor; contact employee requesting repairs and determine type of repairs required, materials, etc.
• Perform minor repairs to building fixtures; replace light bulbs, remove and replace broken glass, perform minor plumbing and electrical repairs and installations; clean electrical fixtures, perform touch up painting, hang pictures, manage equipment moves in labs, etc.
• Work with appropriate building managers to arrange outside contractors / acquire quotes for building construction and repair projects.  Manage these projects and the installation / construction crews.
• Repair and install R&D and STC lab equipment as requested or arrange for outside contractors to complete repairs and installations as needed; use PO system to order supplies.
• Monitor the boiler and HVAC systems on a daily basis, including the computerized controls systems in each building, and adjust as needed to accommodate seasonal changes.  Also, perform minor repairs if possible and arrange for outside contractor repairs as needed.
• Remove and replace carpet squares as needed due to spills / floods / damage.
• Perform monthly preventative maintenance on all equipment in both buildings; maintain preventative maintenance and equipment logs.
• Maintain an inventory of replacement parts and materials, including PPE items.
• With Director – Technical Service, act as liaison between Sika and building owners to insure proper operation, repair and maintenance of HVAC / boiler systems; maintenance and repair of roof; maintenance, repair, and appearance of common areas, outside lights & signs, parking lots; etc.
• Support proper documentation and resolution of safety incidents.
• Certify / re-certify site employees for forklift operation.
• Receive incoming material and equipment, check and count items, report discrepancies, notify receiving party, and maintain records of all activities.   Move / deliver large items and pallets with the forklift.
• Properly code facility maintenance related invoices for coding, approval, and payment.
• Perform weekly and monthly inspections as needed to maintain OSHA compliance, noting that this includes the inspection of the hazardous waste storage area, fire extinguishers, emergency lighting, eyewash and shower stations.  Also, properly document completion of specific OSHA compliance activities as defined by Sika’s customized software system.
