A dynamic and growing Cleveland, OH based construction, building and development firm is seeking a Director of Preconstruction and Buyout, responsible for overseeing the planning and preparation phases of several construction projects.
Position Overview: The Director of Preconstruction and Buyout will lead the preconstruction process, overseeing the transition from project conception to contract award. This role involves managing the preparation of estimates, budgets, scheduling, and ensuring a seamless handover to the construction phase. The Director will also be responsible for the buyout process, negotiating with subcontractors and suppliers to ensure the best terms for the company.
Key Responsibilities:
1. Preconstruction Management:
- Lead and manage the preconstruction phase of projects, ensuring effective planning, budgeting, and scheduling.
- Collaborate with project managers, architects, engineers, and stakeholders to define project scope and objectives.
- Oversee the preparation of conceptual and detailed estimates for all phases of the project.
- Develop, evaluate, and recommend project cost and risk mitigation strategies.
- Review and validate construction documents, including design specifications, drawings, and schedules.
2. Team Leadership:
- Supervise and mentor preconstruction team members, ensuring they follow industry best practices and company standards.
- Foster a collaborative environment between internal teams, subcontractors, and clients.
3. Buyout Management:
- Manage the subcontractor and supplier buyout process to ensure favorable terms and conditions.
- Oversee negotiations with subcontractors to secure the most competitive bids and ensure that the company’s margin targets are met.
- Review and approve subcontract agreements and ensure alignment with project requirements.
- Monitor and manage buyout timelines to ensure all key project components are procured on time.
4. Risk Management & Compliance:
- Identify potential risks during the preconstruction phase and work to mitigate them.
- Ensure compliance with all applicable codes, regulations, and safety standards.
- Participate in value engineering efforts to identify cost-effective solutions without compromising project quality or timeline.
Qualifications:
- Education: Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field (or equivalent experience) preferred but not required.
- Experience: Minimum of 10 years of experience in preconstruction, estimating, or construction project management.
- Skills:
- Strong knowledge of construction estimating software and tools.
- Expertise in budget management, cost estimating, and contract negotiations.
- Excellent communication and interpersonal skills.
- Proven leadership and team management capabilities.
- In-depth understanding of construction documents, scheduling, and project workflows.
Work Environment:
- Full-time, work from home.
- Travel 1-2 days per month to worksites in Cleveland, Florida and Charlotte, NC as necessary.
