Responsibilities
As a Real Estate Analyst, you will play a critical role in supporting the financial and operational performance of our multifamily portfolio. Your primary responsibilities will include:
1. Financial Modeling and Analysis
- Develop and maintain detailed financial models for acquisitions, dispositions, and refinancing of apartment assets.
- Analyze property performance, rent rolls, operating expenses, and market trends to identify opportunities for revenue optimization and cost management.
- Provide sensitivity analysis, cash flow projections, and ROI assessments to support investment decisions.
2. Market Research
- Conduct comprehensive market research to evaluate trends in rental demand, vacancy rates, and competitive positioning.
- Prepare reports on economic and demographic factors impacting apartment markets.
- Monitor regulatory changes and their potential impact on the portfolio.
3. Portfolio Management Support
- Assist in the preparation of annual budgets, forecasts, and variance analyses for properties.
- Collaborate with property management teams to review operating performance and recommend strategies for improvement.
- Track and report on key performance indicators (KPIs) across the portfolio.
4. Acquisition and Disposition Support
- Evaluate potential acquisition opportunities by analyzing market data, conducting due diligence, and preparing investment memos.
- Support disposition processes by creating pro forma analyses and working with brokers and legal teams.
5. Reporting and Presentation
- Prepare investor reports, presentations, and materials summarizing portfolio performance and strategic initiatives.
- Present findings and recommendations to senior leadership and stakeholders.
Qualifications
- Bachelor’s degree in finance, real estate, economics, or a related field.
- 2 years of experience in real estate analysis, preferably in multifamily or commercial real estate.
- Proficiency in Microsoft Excel, with advanced modeling skills.
- Familiarity with property management software (e.g., AppFolio) and market research tools (e.g., CoStar).
- Strong analytical, problem-solving, and quantitative skills.
- Excellent written and verbal communication abilities.
- Ability to work collaboratively in a team-oriented environment while managing multiple projects under tight deadlines.
Job Type: Full-time
Pay: $60,000.00 - $80,000.00 per year
