NOW HIRING FULL-TIME MAINTENANCE DIRECTOR
$19.00 - $21.00 per hour depending on experience
The Maintenance Director oversees the maintenance staff to ensure that all areas of the community are in compliance with all established guidelines, codes and regulations. The Maintenance Director performs the following duties personally or through subordinates.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- coordinates preventative maintenance programs according to manufacturer’s guidelines and specifications
- maintains preventative maintenance records on each residential unit and utilizes work order system to track all repairs
- coordinates and provides full-service, on-call maintenance 24 hours per day, 7 days per week
- conducts daily inspection of building, grounds, and equipment
- ensures compliance with all local, state, and federal regulatory agencies, including documenting inspections/ maintenance of fire extinguishers, ladders, MSDS notebooks, fire exits, and fire prevention and alarm systems
- ensures the safety of residents, visitors, and associates by identifying and resolving potential hazards
- maintains and controls maintenance supply inventory
- budgets maintenance supplies
SUPERVISORY RESPONSIBILITIES
The Maintenance Director carries out supervisory responsibilities in accordance with the organization’s policies, procedures and applicable laws. Responsibilities include:
- interviewing new vendors and retrieving the necessary paperwork
- training employees
- planning, assigning, and directing work
- rewarding and disciplining employees
- addressing complaints and resolving problems
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily:
Education and/or Experience
- Bachelor’s degree (B. A.) from 4-year college or university; or 1-2 years related experience and/or training; or equivalent combination of education and experience
- valid driver’s license for use of company vehicle
- ability to multi-task
- experience with hand tools, ladders, electrical cords, golf cart, fire extinguishers, calculators and air compressors
Computer Skills
- competency with Microsoft Office Suite
- ability to check and send emails, attach pictures and read a calendar TRAVEL The employee will occasionally drive 0-25 miles.
PHYSICAL DEMANDS
While performing the duties of this job, the employee is:
- frequently required to sit and use hands to operate telephone, type and operate computer and mouse
- frequently required to talk, hear, bend and twist neck
- may occasionally lift and/or move up to 50 pounds
Specific vision abilities required by this job include close vision and distance vision.
WORK ENVIRONMENT
While performing the duties of this job:
- the employee is in a typical office environment
- the noise level in the work environment is usually moderate, but occasionally noisy
