Position Summary

The Maintenance Supervisor will supervise the maintenance team and report to the Property Manager, and in coordination with the Senior Vice President of Property Management. The position will assist in overseeing the day-to-day operations of a portfolio of commercial assets in the Bronx & Westchester.


Job Responsibilities

  • Ensures that building and building grounds are maintained in a sanitary, clean and orderly manner at all times.
  • Keeps Property Manager informed of day-to-day activities and significant conditions of the properties.
  • Manages maintenance staff, contractors & vendors for building maintenance & operations.
  • Responds to tenant inquiries in a courteous and efficient manner
  • Performs miscellaneous maintenance and repair tasks in building, grounds and property that requires skills in one or more of the following trades: painting, plastering, plumbing, electrical, HVAC
  • Under the supervisions of the Property Manager, will assist in establishing weekly work priorities and schedule work to comply with priorities of the property.
  • Assists in emergency notification system operations and building evacuation plans.
  • Responds to all service calls in a timely fashion, make repairs and follow up where necessary with vendors. On call responsibilities 24/7 for any emergencies including power failures, inclement weather, mechanical, electrical, other infrastructure, or data center problems
  • Works with computer-based Building Management Systems (BMS) computer and other computerized monitoring systems
  • (elevators, fire systems, work orders system, etc.)
  • Maintains and operates the following: Fire Life Safety Class E system (Fire Command Center); maintain Fire extinguishers and other Fire/Life safety equipment, Emergency Generator and Back Up Power Supply (UPS), HVAC systems, including Chillers; reciprocating compressors, related centrifugal pumps, motors, balancing valves, Low
  • pressure steam control devices.
  • Maintains Air Handling units and performs all related maintenance on same. Knowledge of variable/constant volume systems
  • and VAV boxes, exhaust fans and hydronic perimeter heating systems preferred
  • Monitors/oversees operation of all Vertical Transportation (VT) equipment, including all elevators and escalators and the vendor
  • who maintains them. Places service calls for & records any VT outages. Maintains timely and accurate reports of VT equipment.
  • Working knowledge of basic plumbing (restroom flushometers, valves, water fountains, black pipe, copper piping-including
  • soldering/brazing connections).
  • Comfortable with minor electrical work, including locating and reset of circuit breakers, replacing electrical solenoid valves,
  • etc. & operate lighting control system
  • Provides technical support for the buildings or assets and perform regular maintenance inspections.
  • Practices proper PPE compliance and maintain a safe working record and environment
  • Supervises and/or escorts contractors.
  • Perform other related duties and responsibilities as assigned by Management


Qualifications:

  • 2-3 years’ experience as a full-time maintenance supervisor. 3-5 years’ prior experience as a maintenance technician, porter, or engineer in an office or commercial building, facilities environment.
  • Able to work in and maintain a professional manner in a highly visible, public environment.
  • Must be able to work as a team player as well as work alone and be a self-starter.
  • Experience with Singu FM or similar Computerized Maintenance Management System is helpful.
  • Residential Property Management experience is a plus.
  • Associate degree or equivalent from two-year college or technical school; or equivalent combination of education and experience.
  • Basic knowledge of computer.
  • Valid driver’s license is required.
  • Read, analyze, and interpret general technical procedures or governmental regulations.
  • Write reports and business correspondence.
  • Effectively present information and respond to questions from groups of managers and clients.
  • Basic knowledge of machinery, electrical, plumbing, and painting disciplines.
  • Read and interpret blueprints, plans, and drawings and follow detailed written instructions and procedures outlined in the technical manuals.
  • Proficient in the English language.
  • Solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Strong interpersonal and organizational skills with the ability to multi-task and prioritize.
  • Self-motivated, team-oriented, dependable, responsible, flexible and professional.

  • NYC FLSD Certificate of Fitness (F89) / Supervision Of fuel piping (P98)
  • NYC Fire Sprinkler/Standpipe Certificate of Fitness (S12/S13)
  • NYC Supervisory Fire Alarm Certificate of Fitness (S95)
  • Air Compressor C of F (A35)

The employee occasionally works in high, precarious places and in outside weather conditions and is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate to loud. Additional Comments on Knowledge, Education, and Experience

  • High School Diploma or equivalent required.
  • On the job training offered.
  • Must possess a valid, clean Driver’s License
  • Able to consistently lift, push, pull up to 50lbs and occasionally up to 75lbs
  • Physically able to climb ladders, bend, or crawl into awkward spaces
  • Able to lift arms above shoulder level for prolonged periods of time.
  • Able to walk, stand, crawl, bend or kneel for extended periods of time
  • Advanced ability in use of common maintenance tools, i.e., hand and power tools, etc.
  • Willing to work flexible hours including occasional nights and weekends, including availability for on-call emergencies
  • Ability to perform ALL duties listed above. (Per Supervisors discretion)
  • Knowledgeable with computers, email, Internet, and basic Excel skills preferred
  • Must have good interpersonal skills
  • Professional attitude and workmanship
  • Effectively manage time to prioritize projects and complete tasks efficiently
  • Able to obtain an FDNY Certificate of Fitness within 180 days of employment (Various certifications as needed)
