Project Manager – Luxury Custom Home Construction & Renovation

Position Overview:

Simplify Home, a luxury custom home builder based in Naples, Florida, is seeking a dynamic and experienced Project Manager to oversee high-end custom home builds and renovations. The ideal candidate will have a strong background in residential construction management, outstanding organizational and leadership skills, and a proven track record of successfully completing projects on time, on budget, and to the highest quality standards.

Key Responsibilities:

Project Management

• Plan, schedule, and coordinate all aspects of luxury custom home and renovation projects from inception to completion.

• Monitor progress, budget, and timelines, ensuring projects remain on track.

• Identify and resolve any issues or delays that arise during construction.

Client and Stakeholder Communication

• Serve as the main point of contact for clients, ensuring their vision is realized while managing expectations.

• Provide regular updates to clients regarding project progress, budgets, and schedules.

• Collaborate with architects, designers, subcontractors, and vendors to ensure seamless communication and alignment on project goals.

Budget and Cost Control

• Develop and manage project budgets, ensuring cost efficiency and quality control.

• Negotiate contracts with subcontractors and suppliers to achieve the best value for the company and clients.

• Approve invoices, manage change orders, and maintain accurate financial records for all projects.

Quality Assurance

• Oversee on-site operations to ensure all work meets Simplify Home’s luxury standards.

• Conduct regular site inspections and enforce strict adherence to safety protocols and local building codes.

Vendor and Subcontractor Management

• Build and maintain relationships with trusted subcontractors and suppliers in the Naples area.

• Coordinate schedules, ensure timely delivery of materials, and maintain high performance from all team members.

Qualifications:

Required:

• 5 years of experience managing custom home construction or high-end residential renovation projects.

• Comprehensive knowledge of residential construction techniques, materials, and building codes, particularly in Florida.

• Strong leadership and team management skills with the ability to motivate and manage subcontractors effectively.

• Proven track record of successfully delivering projects on time and within budget.

• Proficiency in construction management software (e.g., Buildertrend, CoConstruct, Procore) and MS Office Suite.

• Excellent verbal and written communication skills, with the ability to present information clearly and professionally.

• Florida General Contractor or Builder license (preferred but not required).

• Valid driver’s license and ability to travel to job sites within the Naples area.

Preferred:

• Experience working on luxury or high-end residential projects.

• Familiarity with sustainable building practices and LEED certification (preferred but not required).

• Strong connections with local subcontractors, suppliers, and permitting offices in Naples, Florida.

• Base Salary: Competitive, commensurate with experience.
