TITLE: Maintenance Technician 2 - FT
GENERAL SUMMARY:
Maintenance Technician 2 is responsible for maintaining all aspects of the physical plant with minimal oversight. Conduct preventive maintenance, routine servicing, and changes, building equipment and plumbing repairs.
PRINCIPLE DUTIES:
Maintenance Tasks
With limited supervision by the Senior Manager, perform the following:
- Painting - paint, remove, and dispose of drywall or other material.
- Electrical - Test receptacles, change light bulbs, change light switches/outlets.
- Plumbing - Plunge toilets, lift and replace toilets, unclog sinks, and clear and change disposals.
- HVAC– clean coils, change filters, rest reset thermostats, and apply basic principles of HVAC.
- HC Beds- Reset beds and change air mattresses
- TV – fix remote control issues, rest TVs, hang TVs on walls, with supervision.
- Appliances – work controls and change out appliances (stoves, refrigerator, microwaves, washer/dryer, dishwasher, etc.), find possible fault problems.
- Vehicle maintenance – Do routine maintenance on most vehicles when assigned.
- Maintain all tools, equipment, and supplies in proper condition.
- Setups, and additional duties as assigned to assist maintenance needs.
Safety
Pinpoint operational concerns with safety to the Senior Manager
- Follow all safety protocols.
- Perform yearly dryer vent cleaning
Operational and Team Effectiveness
- Maintain regular and punctual attendance at work and meetings.
- Attend pre-shift meetings.
- Take directions and feedback constructively.
- Take in and incorporate feedback to learn and grow skills.
- Communicate effectively and in a timely manner with team members and residents, either in person, by phone, in writing, or via radio.
- Act with a focus on the needs of the team.
- Complete work within the scheduled time frame, according to the budget and priority set by the supervisor.
- Comply with applicable federal, state, and local laws, rules, and regulations; maintain knowledge of and follow all company policies and procedures.
Other Duties:
Perform specific work duties and responsibilities as assigned by the supervisor.
- Assist with refurbishment projects and repairs as directed.
- During emergencies or natural disasters will be required to be on duty for the duration of the disaster.

QUALIFICATIONS:
Two years of experience in maintenance is required.
- High school diploma or equivalent preferred. Technical schooling and/or background preferred. Demonstrated ability to follow instructions, communicate effectively, and perform simple arithmetic.
PHYSICAL REQUIREMENTS/WORKING CONDITIONS:
Moderate to heavy physical effort; may be exposed to the elements (heat, cold, rain, snow); work in areas with high voltage electricity, hazardous equipment, and moving parts; work on rooftops and other high places; ability to set up and climb ladders safely with tools and equipment necessary for assigned work; must be able to lift 50 pounds; must be able to walk, stand and stoop for an extended time (over 80% of the time); exposure to a variety of chemicals and dust daily; may be exposed to the HBV and HIV viruses.
