MAINTENANCE TECHNICIAN
MINIMAL REQUIREMENTS/JOB PERFORMANCE:
- Possess skills to organize, plan and implement assigned duties.
- Possess strong assessment skills, sound judgment, discretion, stability and dependability.
- Ability to address tenant work-order requests, and exhibit initiative in problem solving.
- Have an understanding in construction, and minimal electrical and HVAC.
- Ability to communicate and provide services in a professional manner with diverse populations.
- Exhibit sensitivity to low-income and diverse populations.
- Operate large body pick-up truck for transportation.
- Ability to work with minimal supervision.
- Ability to maintain an effective working relationship with co-workers and supervisor.
- Ability to report to work at assigned hours of duty and provide assistance for after-hours maintenance emergencies.
- Ability to perform manual labor and cleaning tasks.
EDUCATION/EXPERIENCE REQUIREMENTS:
- Possess a High School Diploma or GED.
- One or more years of proven experience in maintenance or building trades is required or have an equivalent combination of technical training and work experience to meet the required knowledge, skills and abilities.
OTHER REQUIREMENTS:
- Must possess a valid South Dakota Driver’s License and proof of liability insurance.
- Must have a reliable vehicle that can be used for the job.
PHYSICAL DEMANDS:
The physical demands described here are representative of those that must be met by
an employee to successfully perform the essential functions of this job. This position is a
physically strenuous and demanding job. Individual will be lifting, pulling and managing equipment
and objects. Reasonable accommodations may be made to enable individuals with disabilities to

- Mobility, including climbing ladders, stairs and walking on uneven terrain.
- Speaking/Hearing; Seeing (with or without corrective lenses
- Sitting, and standing for long periods of time, ability to occasionally lift 50 lbs.
- Exposure to all weather conditions, including extreme cold and heat.
- Exposure to unpleasant sights and smells.
- Exposure, at times, to dangerous and/or toxic substances.
HOURS OF DUTY:
Monday through Friday
- 8:00 AM -5:00 PM (40 hours per week)
- Hours may vary occasionally based on work demands, personal needs and maintenance emergencies.
