JOB PURPOSE:
Position Summary: The Operations Manager provides hands-on leadership and is responsible for directing the day-to-day activities of the Maintenance, Groundskeeping, Housekeeping, and Dietary Departments of the Convent and Campus.

ESSENTIAL DUTIES AND RESPONSIBILITIES
- Assists the Community Administrator in establishing and maintaining an emergency preparedness program, including drills and education to all staff and Sisters
- Administers a stock control procedure for tools, parts, and supplies
- Administers and directs a comprehensive preventive maintenance program for convent equipment and vehicles
- Advises the Regional Real Estate and Properties Director concerning technical aspects of maintaining, replacing or renovating equipment and facilities
- Ensures that the work of outside contractors performing maintenance-related work inside and outside the buildings is in accordance with specifications and regulatory agencies as required
- Serves as liaison with vendors, contractors/subcontractors, material, and equipment providers
- Prepares all Requests for Proposals related to major projects and purchases as requested
- Works with both Health & Wellness and Real Estate Directors in preparing and maintaining operating and capital budgets for supervised departments on a fiscal year basis (July-June)
- Provides a 24-hour schedule in case of emergencies and creates/administers on-call rotation and performance in accordance with policy
Maintenance, Groundskeeping, Housekeeping
- Assigns, leads, supervises, and evaluates performance of the maintenance, groundskeeping, and housekeeping.
- Determines workload and scheduling for maintenance, grounds, and housekeeping staff
- Administers and directs a work order system for all maintenance, grounds, and housekeeping needs
- Directs purchasing of materials and supplies for maintenance, grounds, and housekeeping.
- Monitors and approves all maintenance, grounds, and housekeeping related expenditures
Dietary
· Oversees performance of dietary manager related to food quality and variety, inventory, and budget
· Directs purchasing of equipment and supplies for kitchen and dining room
· Ascertains that kitchen equipment has regularly scheduled preventative maintenance services
Safety
· Follows all safety procedures and protocols
· Takes charge and manages all hazardous conditions, defective equipment, accidents, or incidents.
· Identifies potential problems or dangerous situations and implements corrective action.
· Assists in maintaining a safe, neat, and clean environment
· Receives and acts on reports of environmental deficiencies such as lighting or equipment problems.
· Demonstrates a thorough knowledge of safety procedures
· Performs in a calm, resourceful manner in emergency situations
Miscellaneous
· Demonstrates initiative in observing that which needs completed and completes it timely and safely
· Actively participates in sustainability initiatives and meetings
· Remains in compliance with the employee handbook and other established community and institutional guidelines
· Communicates with co-workers, management, sisters, visitors, families, and others in a courteous, tactful and professional manner
· Conforms with and abide by all regulations, policies, work procedures and instructions

QUALIFICATIONS:
Education, Competencies and Experience
Required
§ At least five years of supervision and technical experience in facilities management
§ Ability to cultivate effective working relationships with employees and external vendors
§ Knowledge of building codes and safety procedures required to manage the operation and safety of the buildings
§ Solid computer skills with a good working knowledge of Microsoft Office applications, including Excel, Word and Outlook
§ Ability to cultivate effective working relationships with a broad range of employees, vendors, sisters and external contacts
§ Strong organizational skills and ability to establish priorities
§ Capable of displaying strong self-motivation and sound decision-making ability
§ Excellent communication skills, both oral and written
§ Demonstrated leadership abilities and ability to maintain composure in stressful situations
§ Willingness to consider the advice and opinions of others
§ Ability to make decisions and accept responsibility for any consequences
§ Ability to work independently and as part of a team

Preferred Qualifications
- Bachelor’s degree in a facilities-related discipline
- Ten years related work experience.
- Prior experience as Plant Engineer or Plant Manager
- Mechanical system certification (Electrical, HVAC, plumbing)
- Prior experience in a healthcare or religious organization

Job Type: Full-time
Pay: $85,000.00 - $115,000.00 per year
