The Situs Group is a Denver-based developer and owner of residential assets with a focus on affordable and attainable housing. We strive to bring and preserve quality housing to communities across Colorado through ground up development and acquisition & rehab.


POSITION SUMMARY:

The Development Analyst or Associate will support Situs in all aspects of residential acquisitions and development through financial modeling, industry research, construction management, project accounting, and other strategic analysis. The Development Analyst will support the team in efficiently underwriting the viability of new development opportunities as well as in the execution of existing development projects. The ideal candidate will be a team player with exceptional analytical and communication skills, will thrive in a fast-paced environment and will want to be instrumental in building attainable housing. This position may start as part-time with the intention of growing into full-time employment or many start full-time.


POSITION DETAIL:

Development and Project Accounting

  • Assist with pre-development activities.
  • Lead and/or participate in the monthly construction draw process, cash management, and project accounting on multiple projects.
  • Lead and/or participate in contractor management (analysis of schedule, budget, safety, quality, closeout, and other construction related activities).
  • Lead certain parts of the development process and material ordering as assigned.
  • Participate in product and process optimization analysis with the team.
  • Perform all of the above in concert with multiple joint venture partners.

Acquisitions

  • Underwrite and tour new deals for asset acquisition and development as assigned.
  • Prepare financial models, projections, and analyses on prospective property acquisitions or development opportunities including market & budget creation.
  • Research and conduct due diligence including analyzing program assumptions & optimizations, studying market data, and interfacing with brokers and other third parties to obtain comparable lease or sales information and other market information.
  • Produce and communicate deal evaluations for internal review
  • Produce marketing materials and investor decks in PowerPoint for prospective investors and lenders.

General Tasks

  • Record meeting minutes and help set team priorities and manage team action itemsthrough management software.
  • Help organize electronic files as needed.
  • Manage other special projects as assigned by the Partners.


QUALIFICATIONS:

  • Bachelors or Masters degree in finance, accounting, business administration, or realestate.
  • Work experience in accounting, financial analysis or real estate a plus.
  • Strong proficiency in Excel, PowerPoint and Google Spreadsheets required.
  • Experience in workflow management, accounting, or 3D design software a plus.
  • Understanding of accounting principles, financial statements and forecasting required.
  • A positive, team-oriented attitude and attention to detail is paramount.
  • Ability to work, prioritize and communicate professionally and effectively in a challenging, fast paced environment on multiple projects is also important.
  • Ability and interest to take ownership and initiative and work flexible hours to meet deadlines is also important.


COMPENSATION:

In addition to agreed-upon base compensation, the successful candidate may be eligible for a performance-based bonus, which is determined based on individual and company performance.
