Key Responsibilities:
- Manage facility maintenance projects end-to-end, ensuring all tasks are completed efficiently and to a high standard.
- Plan and oversee maintenance schedules, including preventive maintenance, inspections, and repair work, to reduce downtime and extend asset lifespan.
- Act as a project manager for smaller-scale but highly dynamic tasks, coordinating vendors, subcontractors, and internal teams to execute work seamlessly.
- Monitor and control budgets, negotiating with vendors and ensuring cost-effective solutions without compromising quality.
- Ensure compliance with industry regulations, building codes, and safety standards, proactively addressing any concerns.
- Oversee emergency maintenance responses, making real-time decisions to resolve urgent facility issues while minimizing disruptions.
- Maintain comprehensive records of all maintenance work, including warranties, service logs, and equipment tracking, to enhance operational efficiency.
- Conduct regular property assessments to identify potential improvements, ensuring long-term asset value and client satisfaction.
- Provide direct client communication, keeping stakeholders informed with clear updates and presenting strategic solutions to facility challenges.
- Identify opportunities for process improvement, leveraging technology and operational best practices to streamline workflow.
Qualifications & Skills:
- Experience in facilities maintenance, construction, or project management.
- Strong understanding of building systems, including HVAC, electrical, plumbing, and structural components.
- Ability to read and interpret blueprints, contracts, and maintenance plans to execute projects effectively.
- Proven ability to manage multiple projects simultaneously in a fast-paced environment.
- Strong leadership, communication, and problem-solving skills, particularly under pressure.
- Proficiency in project management tools, maintenance tracking software, and budgeting platforms.
- Knowledge of OSHA safety regulations and best practices.
- Experience coordinating vendors, subcontractors, and in-house teams to execute work efficiently.
Preferred Qualifications:
- Background in the construction or home-building industry.
- Familiarity with high-end residential maintenance or commercial facility management.
- Certifications in facilities management or project management (CFM, PMP, or similar).
Work Environment:
This role is hands-on, fast-paced, and requires adaptability. It involves on-site visits to properties, working in a variety of conditions depending on the scope of work. While much of the work is proactive and scheduled, urgent requests and emergency responses are also part of the job. Some after-hours availability may be required to handle critical issues efficiently.
