Position Overview
Sky Werk Development is embarking on its first mid-rise development and is seeking a Construction Project Manager & Superintendent to lead this landmark project. This dual-role position requires an experienced professional who can seamlessly manage both project management and on-site supervision, ensuring the project is completed on time, within budget, and to the highest quality standards while maintaining safety and compliance.
⚠️ Bilingual (English & Spanish) is Required – This role involves close collaboration with subcontractors, laborers, and field staff, many of whom are Spanish-speaking. Clear and effective communication is essential to maintaining efficiency and safety on-site.
Key Responsibilities
1. Project Leadership & Execution
- Oversee and manage the entire construction process from inception to completion, balancing both office and field responsibilities.
- Develop and implement project plans, ensuring timely and cost-effective execution.
- Coordinate with architects, engineers, subcontractors, and suppliers to ensure project specifications are met.
- Conduct regular site meetings, inspections, and coordination efforts to promptly address issues and mitigate risks.
- Serve as the main point of contact for ownership, architects, engineers, city inspectors, and subcontractors.
- Lead weekly OAC (Owner-Architect-Contractor) meetings, maintaining an updated issues list with weekly status updates.
- Ensure all work is completed to code, within budget, and on schedule, adjusting as necessary to meet project goals.
- Regular weekly and monthly reporting to Project Executives on all forward-looking scopes, issue resolution, and key financial metrics (budgeting, cash flow forecast, project status).
2. Superintendent Responsibilities (Field Oversight & Safety)
- Daily on-site supervision of all trades, ensuring work is performed according to plan, schedule, and safety standards.
- Oversee and coordinate subcontractors, field labor, and suppliers to ensure timely delivery of work.
- Ensure job site safety, enforcing OSHA regulations and conducting daily safety meetings.
- Review daily field reports, tracking job progress, materials, and labor.
- Monitor quality control, ensuring all work meets specifications and project requirements.
- Identify and proactively resolve any construction challenges, design conflicts, or scheduling conflicts.
- Track production rates to identify potential delays and recommend immediate corrective actions.
- Lead pre-installation meetings with subcontractors to ensure understanding of scope and performance expectations.
3. Budgeting & Cost Management
- Develop and manage project budgets and job costs throughout the project lifecycle.
- Lead monthly financial management meetings to review job costs, analyze cost-to-complete, and assess change order risks.
- Ensure all budget revisions are accounted for with change orders and accurately reflected in the financial reports.
4. Bidding, Procurement & Subcontractor Management
- Prepare and manage the subcontractor and supplier scope of work documentation.
- Oversee the RFP and bid process, ensuring detailed scope-of-work documents, market benchmarking, and historical cost comparisons are in place.
- Assist in subcontract and change order negotiations to ensure favorable terms and cost efficiency.
- Maintain buyout spreadsheets immediately following the award, securing key commitments early, especially long-lead items to prevent schedule delays.
5. Change Orders & Invoicing
- Identify and document changes in work scope that require change order submissions.
- Manage T&M (Time & Materials) directed work, ensuring timely processing and billing.
- Support pay application processing, reviewing accuracy and coding project-related invoices for accurate client billing.
- Work closely with Accounting to produce G702 draw requests and other required financial documents.
6. Scheduling & Coordination
- Create and maintain detailed project schedules in Microsoft Project Pro, Smartsheet, or equivalent scheduling software.
- Work with Ownership and Subcontractors to ensure project milestones are met.
- Ensure proper sequencing of work, anticipating potential roadblocks and adjusting timelines as necessary.
- Maintain close coordination with city inspectors and permitting agencies to avoid delays.
7. Contract Administration & Document Management
- Manage project documentation through Buildertrend, ensuring all contracts, communications, purchase orders, subcontracts, submittals, and RFIs are properly maintained.
- Ensure all required project permits are obtained in compliance with city and state regulations.
- Monitor compliance with construction contracts, ensuring subcontractor performance aligns with contractual obligations.
8. Close-Out & Warranty Management
- Direct project turnover documentation, including warranty administration, closeout, and recordkeeping.
- Conduct final walk-throughs and punch list reviews with ownership to confirm project completion and sign-off.
- Oversee the archiving of project documents, including maintenance and warranty manuals.
- Ensure all deficiencies and warranty work are addressed post-completion.
Qualifications & Experience
- 8 years of experience in construction project management & site supervision with a focus on mid-rise (5-12 stories) or high-rise projects.
- Bilingual (English & Spanish) is REQUIRED – Must be able to communicate effectively with subcontractors, laborers, and field staff.
- Bachelor’s degree in Construction Management, Civil Engineering, or related field (preferred but not required with strong experience).
- Expertise in concrete structures, structural steel, and MEP (mechanical, electrical, plumbing) coordination for mid-rise buildings.
- Strong knowledge of Miami Beach building codes, zoning, permitting processes, and inspection requirements.
- Proficiency in Buildertrend, Bluebeam, and other construction management software.
- Ability to manage multiple projects simultaneously and meet strict deadlines.
- Excellent leadership, organizational, and communication skills.
- OSHA 30 certification (preferred).
Salary & Compensation
💰 $120,000 – $150,000 Performance-Based Bonuses (DOE)
- Compensation will be based on experience and ability to manage both Project Management & Superintendent duties.
- Additional bonuses based on project milestones and budget adherence.
