We are looking for an enthusiastic leasing agent to join our team at our Portland office and help us carry out our day-to-day tasks. POSITION: Corporate Level Leasing Agent
SUPERVISOR: Senior Portfolio Manager
ROLE: The Leasing Agent is responsible for marketing, leasing, prospect and tenant relations, and support to the Portfolio Manager as needed
DUTIES:
Arrange and conduct showings of vacant units - company vehicle will be provided
Oversee the collection of all rents
Administer leases, understand rent charges, review all tenant billings, analyze lease clauses, enforce tenant compliance and perform landlord obligations. Communicate with accounting department to ensure the accuracy of rent roll and accounts receivable
Manage tenant relations and coordinate requests for repairs and maintenance, lease issues and other tenant concerns. Investigate and resolve tenant disputes by finding an amicable solution; follow-up with unsatisfied tenants
Demonstrate a positive, professional and client-oriented attitude about the company with co-workers, tenants, clients and the public
Ensure rent ready condition of vacant units
Oversee advertising of vacant units
Inspect vacant or occupied units
Oversee the daily activities and conduct business consistent with SMI policies, procedures and practices and in the best interest of the clients’ goals and objectives for the property
Accompany and arrange for City, County or State inspections
Issue appropriate 72 hour notices; violation of Rental Agreement notices and termination notices
Enter & track work orders through completion
Other duties as assigned by Portfolio Manager
REQUIREMENTS:
Minimum 3 years Property Management experience
Understanding of Landlord Tenant Law and Fair Housing
Intermediate computer skills, inclucing MS Outlook, Word, and Excel
Experience with Appfolio and Tenant Tech a plus
Attention to detail with exceptional organizational and follow through skills
Clean driving record
COMPENSATION:
$21-23 per hour
Leasing commission for each unit rented
