Leasing Agent for Affordable Housing Community in Daytona Beach area
Around 90 Units - LIHTC program
The leasing agent is responsible for ensuring that the property is maintaining program requirements set by the IRS, state and local governments and other entities to maintain compliance for this affordable community.
Essential Job Duties and Responsibilities :
- Review and enforce policy and procedures for determining household eligibility affordable housing programs.
- Review and implement applications for residency prior to move in
- Process all new move in files, interims, and recertifications.
- Track and gather copies of Original Resident files on new lease-ups including all required documentation.
- Review files for accuracy, informing field staff of any necessary corrections. Ensure that corrections are made and any changes are copied and included in copies of the original resident files.
- Keep detailed list of all files received including building number, unit number, move-in date, and name of head of household.

SOME JOB RESPONSIBILITIES INCLUDE:
- Working daily on-site at the main clubhouse office.
- Being a proactive self-starter to improve property performance - Occupancy, Vacancy, & Delinquency.
- Improve leasing processes - marketing, prospect lead follow up, showings/tours, applications, renewals, inspections, customer service, move-ins/outs.
- Maintenance customer service - work order management, teamwork with maintenance supervisor, customer service, time management, personnel, inspections, move-ins/outs, turns.
- Develop and maintain Prosperous Relationships and high customer service levels with tenants, addressing their needs and concerns promptly.
- Handle tenant escalation issues -- personally attend to with high customer service levels, plus resolve the issues.
- Effectively utilize and improve the customer relationship management system / property management system (Yardi) to track and document all activities - leasing, resident relations, maintenance, etc.
- Maintain a well-organized and positive office environment among the teams and all staff.
EXPERIENCE AND QUALIFICATIONS:
- 3 years in leasing/property management of Multi-family / Apartments is preferred.
- 3 years using computer software for data entry, record keeping, and communication purposes (i.e., Microsoft Office 365).
- 3 years’ experience with property management systems (i.e. AppFolio, Yardi, OneSite, Rent Manager, etc.), lead management systems (ie Tenant Turner, Knock), and pet verification systems (ie PetScreening.com).
- Excellent communication skills, both written and verbal.
- Bilingual speaking or writing in both English and Spanish preferred.
- Ability to prioritize tasks and work efficiently in a fast-paced environment.
- Extensive organizational skills and attention to detail.
- Strong knowledge of rental property management principles and practices, including Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing housing operations.
JOB HOURS AND LOCATION:
- Full-time, Monday to Friday 8:00am-5:00pm (After hours or Weekends only as needed based on demands of the job)

Additional Job Responsibilities include but are not limited to:
- Oversees the lease enforcement process by working with Property Manager on approving prospective resident applications, discounts, and renewal leases, conducts periodic property inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease.
Education/Experience:
- Employment history in residential or multi-family property management that demonstrates the application of property management, sales, marketing, and customer service background sufficient to manage the day-to-day operation of a residential community, resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate the work of a team.
- Applicant must possess a high school diploma or GED equivalent, associates/bachelor’s degree, and/or combination or industry experience plus the abilities below.
