- Develops and implements capital project management policies and procedures that ensure the efficient operation of all physical assets.
- In conjunction with the CEO and CFO, manages budgets, including the approval of maintenance expenses and capital expenditure projects.
- Ensures compliance with health, safety, and environmental regulations.
- Directs facility upgrades or modifications, including the selection and management of contractors and negotiations with vendors.
- Conducts regular inspections and audits to assess the effectiveness of external contractors.
- Plans and coordinates all Capital Project Budget proposals, provides hands-on work/self-perform in the completion of projects and oversees the proper completion of all work performed by contracted vendors.
- Plan, stock, and purchase materials to maximize on-hand supplies for standard necessary items and promptly source and acquire other items as needed from suppliers.
- Source, bid, and create relationships with third party contractors, both GC and sub, to plan, price, and initiate and manage capital improvement projects.
- Audit bills from suppliers to ensure accuracy and limit loss.
- Manage all phases of construction projects, ensuring they are completed on time and within budget.
- Coordinate with architects, engineers, contractors, and other stakeholders to ensure project specifications are met.
- Develop detailed project schedules.
- Oversee daily operations of construction and rehabilitation projects, ensuring safety protocols are followed.
- Review and interpret blueprints and technical drawings for accurate project execution.
- Prepare reports on project status, including timelines, budgets, and resource allocation.
- Engage in active problem solving with keen attention to details.
- Maintains a supportive and constructive relationship with all Management Staff through positive participation in Management Meetings, and in all interactions.
- Performs other duties as assigned by the CEO.
- A bachelor's degree in facilities management, engineering, business administration, or a related field or an equivalent combination of education, certification, and experience preferred.
- Professional certification such as Project Management Professional certification (PMP) or Certified Construction Manager (CCM) preferred.
- 3-5 years’ experience in project management, particularly in overseeing large-scale projects from inception to completion along with hands-on involvement in planning, budgeting, and execution phases, ensuing projects meet specified guidelines and standards.
- Solid record of strong leadership skills and the ability to manage teams effectively under challenging conditions.
- Excellent problem-solving, negotiation, and communication skills.
- Well versed in current compliance, safety, and building standards.
- Possess a valid driver’s license. Note: license must be maintained in good standing throughout employment.
