What are the responsibilities and job description for the MAINTENANCE - HVAC Position : Lincoln Public Schools position at Smithfield Public Schools?
1. Maintain, repair and remove heating, ventilating, air conditioning, cooling and refrigeration (HVAC) systems and system components. 2. Perform maintenance work on existing computer-controlled heating system controls including Trane Tracer, Metasys, and Niagara in a school and / or office environment. 3.Perform maintenance work on existing Trane, Tridium, and Total control Software Systems in a school and / or office environment. 4.Responsible for the overall operations of the existing HVAC systems in schools and various buildings specifically, temperature settings, high and low limit switches, gas fired boilers, etc. 5.Determine required cooling capacity of units needed for small areas, use and interpret a psychometric chart, control and measure air flow, room air changes and room pressurizing. 6.Monitor and program existing computerized control systems. 7.Perform minor tests on existing equipment for gas leaks, add water treatment chemicals to boilers, and modify this type of equipment. 8.Determine the freezing point of water systems containing glycol using a refractometer adding glycol to existing systems as needed. 9.Inspect all schools and various buildings to determine repairs and maintenance as needed. 10.Repair kitchen refrigeration equipment as required. 11.Coordinate with other trades personnel and / or contractors for the purpose of completing projects on existing equipment and work orders efficiently. 12.Respond to emergency situations during and after hours for the purpose of resolving immediate safety concerns of existing equipment. 13.Maintain and ensure assigned vehicle, equipment, and tools are in organized safe operating condition. 14.Perform all other related duties as assigned by the supervisor. KNOWLEDGE, SKILLS AND ABILITIES :
- Thorough knowledge of materials, methods, tools, and equipment used in the maintenance of existing HVAC in a commercial or industrial setting.
- Knowledge of applicable building and OSHA safety code requirements.
- Knowledge of methods and practices used in the maintenance of tools, machinery and equipment applicable to the maintenance of the existing HVAC HVAC trade.
- Ability to estimate cost, time and materials for assigned projects.
- Ability to create a bill of materials and order supplies for assigned projects.
- Ability to read and understand blueprints, work orders, safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to interact effectively with vendors, management, and employees at all levels of the organization.
