Job Overview:
Snowcrest Condominium Unit Owners Association is seeking an experienced Resident Manager (RM) to manage our 96-unit complex. The RM will be responsible for the operation of the property and maintaining a safe and pleasant living environment for residents and guests.
Schedule and Availability:
- Must remain on-site or ensure coverage by others.
Key Responsibilities:
- Building Management: Oversee maintenance services, coordinate with outside contractors/vendors, and handle after-hours emergencies.
- Maintenance & Repair: Lead routine maintenance tasks, including painting, carpentry, and basic electrical work. A background in plumbing, electrical, and/or carpentry is desirable.
- Professional Conduct: Maintain a professional appearance and demonstrate leadership in interactions with residents, vendors, and guests.
- Community Rules: Enforce condominium rules and address resident or guest issues, referring to proper authorities if needed.
- Vendor Coordination: Contact, coordinate, and manage service orders with vendors.
- Exterior Maintenance: Maintain cleanliness of exterior landings, ramps, and stairs including snow removal, and manage landscaping, to include mowing.
- Common Area Maintenance: Maintain cleanliness of all common areas to include dusting, vacuuming, and cleaning all surfaces in these areas.
- Hot Tub Maintenance: Maintain hot tubs, including ensuring compliance with safety regulations. Payment will be provided for the licensing class in hot tub maintenance. Prior certification is desirable.
- Driver’s License: Maintain a valid driver’s license and ensure compliance with all driving-related responsibilities.
Compensation:
- Pay: Commensurate with experience, with a range upwards of $60,000 annually.
- Vacation: Two weeks of paid vacation, to be scheduled between April 15 and October 30.
- Independent Contractor: This is a 1099 position.
Drug and Alcohol Testing:
The Resident Manager must submit to drug or alcohol testing when requested. Failure to comply or pass the test may result in immediate termination.
