Role Description
The Owners representative/project manager will oversee the client is a hyper-scale data center company looking to deliver large-scale data center projects throughout the US and Canada. They require Owners' Representative construction managers to oversee their general contractors and manage the project through to completion.
Key Responsibilities
- Prepare comprehensive scopes and RFP
- Manage the RFP documentation management process
- Strong knowledge of manufacturing lines including electrical & mechanical systems
- Create and manage incoming and outgoing correspondence, RFI's, Change Orders, etc.
- Motivate, develop and maintain subcontractor interest in the project(s)
- Administer the Construction Contract with the general contractor during the construction and close out the Project
- Prepare and follow project budgets
- Prepare AIA payment application documents
- Interface with local building department (NYC DOB), obtain necessary permits, and coordinate project close-out with building and engineering officials
- Manage construction scheduling and sequencing, anticipate long lead items, and recognize critical paths
- Advise the client regarding the Construction Contract and all related matters of the Project, including change orders and payment applications
- Manage and administrate Owner Change Orders
- Verify and report General Contractor receipt of OFCI delivered to site
- Monitor the Construction Contractor and any other persons responsible for health and safety compliance in the performance of their health and safety duties
- Schedule and conduct Owner, Architect, and CM meetings, prepare and distribute minutes of these meetings
- Hold weekly production and/or safety meetings; monitor site safety
- Review Jobsite progress with an eye toward quality, conformance to drawings and specifications, etc.
- Monthly review of contractor requisitions
- Report to senior leadership on current estimated cost vs. budget
Preferred Qualification / Relevant Experience
- Bachelor's degree in engineering, construction, or a related field is a PLUS Minimum of 7 years of experience
- Delivering complex technical projects on schedule, on budget, and with success in the past
- A commitment to making sure that optimum project management methods are used and that a culture of effective delivery is created
- Good commercial awareness and the ability to make wise financial decisions that maximize project value. A proactive approach to safety with a good understanding of UK compliance needs in design
- Excellent influencing and teamwork abilities
- Knowledge of contemporary standards in the fields of quality assurance and safety, health, and the environment
- Knowledge of change management and document control systems
- Desirable standards and qualifications
- A solid understanding of fusion science and a project management qualification, or progress toward Chartered status in a relevant STEM discipline
