Scope of Services Summary
The Leasing Manager ensures the success and growth of select Sola locations in the Philadelphia Metro Market. Though territories may shift as the company grows, initial sites include: Malvern, Phoenixville, Glen Mills, Media-Granite Run, & Wayne-Devon Square.
The Leasing Manager is a front-line, hospitality-oriented SALES, ACCOUNT MANAGEMENT, and CUSTOMER SERVICE position which directly addresses the occupancy and satisfaction needs of our Sola Professionals and market.
We are a commercial real estate service business which enables beautify and wellness professionals to grow successful, independent businesses. Sola’s success is based on marketing, selling, and retaining the best beauty and wellness professionals (aka “Pros”) in the market to lease our spaces. The Leasing Manager is directly responsible for prospecting, discovery, touring, contracting/closing, and onboarding clients. This quality experience throughout the consultative sales process and high level of post-support allows our “Pros” to achieve their dream of independent business ownership and success.
This is a full-time, salaried position. Our beauty professionals typically have 24/7 access to the salon, so it is sometimes necessary to work before or after usual business hours to accommodate their schedules. The right person for this position is passionate about supporting other’s success, has a proven ability to communicate, is organized and detail oriented, and can assist in developing effective systems and executing processes.
Position Reports to: Market Manager and/or Head of People & Culture
Scope of Services Detail
- LEASING (SALES & ACCOUNT MANAGEMENT)- Prospecting & lead generation, communication with prospective/new Sola Professionals, conduct tours, oversee leasing of studios and management of occupancy/vacancies. This role requires a hunter-mentality to source and engage leads, and a consultative sales approach: deep discovery, getting to know each prospective “Pro”, establishing care-based relationships/trust, and guiding each Pro to launch their independent business using our in-house resources. We have an established CRM, onboarding tracker, and softphones - utilization and daily updates of these systems are critical to ensure proper organization.
- SOLA PRO RELATIONS- Show the love and maintain a supportive relationship with every Sola Pro. Identify and resolve tenant issues quickly, efficiently, and in a caring manner. Send out communications using company specific tools for updates and notices. Utilize company resources to train new Sola Pros on everything Sola has to offer. Treat Sola professionals with dignity and respect. Assist the team in scheduling/planning educational classes and events.
- FACILITIES - Ensure the salons are maintaining a clean and high-end appeal to Professionals and clients on a routine basis. Direct all facilities/maintenance/work order issues to the Facilities/Maintenance staff. Fix simple items as you come across them during normal site visits and tours. (examples: changing a light bulb, or putting up an “out of order” sign, or putting in a work order for the maintenance team)
- TEAM WORK- Keeps an open dialogue with supervisor and other members of the Sola team on leads, vacancies, physical condition of property, best practices, etc. Actively participate in the social media presence of Sola Salons through Facebook, Instagram, etc. to help boost our online presence in accordance with our marketing department.
