Maintenance Technician
Role: The Maintenance Technician is equipped with hands-on mechanical capabilities and a working knowledge of general mechanical systems. They are excellent at problem solving and have the ability to prioritize an often complex workload. They comply with safety regulations and maintain a clean and orderly appearance.
Reporting: The Maintenance Technician reports to the Property Manager
Schedule: Full-time, typically 9am-5pm Monday-Friday, on-call rotating schedule, evenings and weekends as needed
Essential Responsibilities:
Maintain Grounds, Building Systems, and Common Areas
- Schedule and complete regular preventative maintenance on building systems
- Diagnose problems within various building systems; replace or repair parts; test and make adjustments
- Detect faulty operations and/or defective material, report findings and any unusual situations to Maintenance Team Lead
- Perform general maintenance tasks in line with resident and property management team requests, in line with property maintenance standards
- Clean hallways, lobbies, common areas, restrooms, corridors, elevators, stairways, parking lots, and any other applicable work areas, as needed
- Ensure that exterior grounds are well-maintained and free of garbage and pet waste
- Perform landscaping and irrigation duties, as needed
In-Unit Service Requests
- Maintain a high level of customer service, delivering an elevated resident experience
- Respond promptly (in line with Communication Standards) to work orders through Entrata, email, or phone/voicemail
- Schedule work to be done, prioritizing as needed
- Communicate clearly through Entrata, email and/or phone after job is complete, including relevant details
- Perform general maintenance tasks in line with resident requests and in-unit maintenance standards
- Perform minor electrical maintenance, including replacement or repair of incandescent and fluorescent bulbs and tubes
- Perform minor plumbing maintenance, including replacement or repair of leaks in drains & faucets and unclogging of drains
- Repair interior structures such as showers, sinks, appliances, doors/cabinets, and walls
- Repair mechanical units to ensure efficient operation
- Perform installation of artworks, shelving, and television wall mounting
Turnover, Notice Period Inspections
- Is responsible for the “make-ready” of each unit at monthly turnover
- Manage inventory and supplies to ensure efficient turnover inspections and repairs
On-Call Duties
- Responsible for attending to 24-hour emergency maintenance during on-call shift within the rotation as assigned
Maintain compliance with legal and fair housing standards.
