Leasing Specialist
Role: The Leasing Specialist serves as a brand ambassador, embodying the Solhem spirit in all interactions with residents and potential residents.
Reporting: The Leasing Specialist reports to the Property Manager.
Schedule: Part-time, typically 10am-5pm on Saturday and 1pm-6pm on Sunday
Essential Responsibilities:
Leasing Apartments
- Conduct in-person and virtual property tours for prospective residents.
- Professionally present the community and specific apartments, highlighting features, benefits and policies of the property.
- Respond promptly to leasing inquiries via phone, email, and in person.
- Effectively close touring leads at a percentage determined through the collaborative assessment of you and the Property Manager, taking into account factors such as traffic, market conditions, and overall leasing performance.
Marketing & Market Research
- Perform monthly website and ILS audits.
- Collect and update market comparable data.
- Tour neighboring properties to gather market intelligence.
- Maintain knowledge of market conditions.
- Provide insights and share ideas to help the property achieve occupancy goals.
Resident Relations & Retention Efforts
- Address resident questions and concerns professionally.
- Assist Property Manager with management tasks as requested, such as package management, property walks, arranging fresh flowers, etc.
- Foster positive relationships with current and prospective residents.
- Assist with targeted resident retention efforts, including organizing community events.
- Strive to exceed resident satisfaction by bringing Solhem Hospitality to all interactions.
Maintaining Property Standards
- Ensure that all properties meet the Solhem standard by maintaining the curb appeal, office, amenities, model apartment, and vacant apartments in pristine condition for tours.
- Complete administrative, cleaning and/or general labor duties as requested by the Property Manager.
- Stage the model and common areas with design expertise to reflect and represent the Solhem brand.
