Superintendent

A prestigious 80-unit luxury condominium in Brooklyn is seeking an experienced and highly skilled Superintendent to oversee the building's operations, maintenance, and staff. The ideal candidate will demonstrate a proactive approach to building management, possess exceptional technical expertise, and be committed to maintaining the highest standards of cleanliness, safety, and comfort for residents.

Key Responsibilities:

• Building Maintenance & Operations:
• Ensure the upkeep and functionality of the entire property, including common areas, gym facilities, lobby, mechanical rooms, and building exteriors.
• Perform routine inspections to identify and address maintenance issues promptly, ensuring the property always meets luxury standards.
• Oversee and perform preventative maintenance for critical systems, including HVAC systems, plumbing, electrical systems, elevators, and the cooling tower.
• Cooling Tower Expertise:
• Perform regular inspections, and maintenance for the cooling tower in compliance with NYC regulations and ASHRAE standards.
• Staff Supervision:
• Manage and lead a team of 7 staff members, including porters, handypersons, and other building personnel.
• Schedule and delegate daily tasks to ensure efficient operations.
• Provide training, guidance, and performance evaluations to maintain a high-performing team.
• Resident Services:
• Serve as the primary on-site contact for resident concerns and requests, ensuring prompt and courteous resolution.
• Communicate effectively with the building’s management company, board of directors, and vendors.
• Vendor & Contractor Coordination:
• Oversee and coordinate vendor and contractor services for building repairs, renovations, and capital projects.
• Review and approve invoices and ensure work is completed to specified standards.
• Compliance & Safety:
• Ensure compliance with all local building codes, safety regulations, and environmental standards.
• Maintain accurate records for inspections, permits, and certifications (e.g., boiler, cooling tower, elevator, etc.).
• Implement and enforce fire safety protocols and emergency preparedness plans.

Qualifications:

• Minimum of 5 years of experience as a Superintendent or similar role in a luxury residential building.
• Extensive knowledge and hands-on experience with HVAC systems, cooling towers, and building mechanical systems.
• Proven ability to lead and manage a team effectively.
• Strong problem-solving skills and attention to detail.
• Familiarity with NYC building codes and regulations.
• Excellent communication and customer service skills.
• Ability to work flexible hours, including weekends and emergencies, as needed.

Preferred Skills:

• Certifications in HVAC, and boiler operation.
• Experience with building management software and systems.
• Background in luxury property management or high-end residential buildings.

Job Type: Full-time

Pay: $40.00 - $45.64 per hour

Expected hours: 40 – 50 per week
