Ashton on the Plaza, a premier retirement community in Kansas City, MO, provides quality care to residents in an Assisted Living and Memory Care community.
Maintenance Assistant Responsibilities include:
Interacts with residents, families, staff, and other visitors to the community in a pleasant, respectful and courteous manner.
• Always acts as a positive representative of the community.
• Recognizes that residents and families are in fact customers to the business and endeavors to do everything possible to make their residency enjoyable.
• Recognizes that the words "No" or "can't-do-it" do not display the professionalism or customer service that is expected and must be removed from the working vocabulary.
• Performs daily light bulb walk around/inspection ensuring that all public area light bulbs are operable and working.
• Performs general maintenance on a daily basis responding to resident request through the established work order program repairing plumbing, appliance issues.
• Performs general maintenance on a daily basis for the building to include HVAC, plumbing, electrical and kitchen equipment issues.
• Maintains organization of all storage and equipment areas.
• Performs daily and as assigned painting projects for all common and office areas.
• Prepares empty apartments to new condition for new occupants within the 5 days turnaround requirement as established by Sonida Senior Living (SSL).
• Maintains exterior grounds ensuring that all debris is picked up daily around community, gutters and landscaping as well as removing snow & salting as weather dictates.
• Daily removes garbage from the building.
• Assists in the preventative maintenance program.
• Assists with the transportation of guests if required and may be asked to drive.
• Ensure that resident work order requests are completed in the 24hour requirements.
• Relieves front desk breaks as requested.
• Responds to resident emergencies as requested.
• Maintains uniform appearance, always respectable condition.
• Works productively at all times with a minimum of supervision.
Qualifications:
Education and Experience:
• Experience in janitorial/maintenance work preferred; familiarity with techniques of minor repair and maintenance for structural, electrical, plumbing, security and heating and cooling systems required. Experience in building safety and hazard reduction helpful
• Twelve (12) plus years of education preferred.
• Meet continuing education requirements and certifications on job classification and position, including state requirements.
Skill/ knowledge requirements:
• Ability to communicate and work with all levels of the Company’s management staff and Community Department Managers and Community Team Members effectively.
• Maintains acceptable attendance record/follows work schedule.
