Maintenance Technician - Commercial Buildings

Job description

Entry-level position for the right candidate. You will be asked to assist with the operation troubleshooting, diagnostics, housekeeping, and repairs on commercial buildings, grounds, and maintenance equipment for assigned properties/facilities.

Along with the specific skills listed below, some experience in the aspects of facilities maintenance is desirable. Some areas include: wall repair, caulking, and painting skills; understanding and experience with plumbing concerns; carpet and floor maintenance experience; pressure washing skills; roof patching; assisting with furniture moving; organizing and maintaining shop spaces; snow removal; and being on call to deal with a variety of after-hours concerns. Our maintenance staff needs to have basic computer and math skills and be able to use a smartphone for service orders, and communication with staff. Being able to work with our team on any situation that arises is a priority. The technician must have the ability to work through situations in a timely fashion to facilitate repairs or recommend calling in a specialist.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

· Assist with troubleshooting and repairs of buildings and installed systems to include packaging and handling machinery, plumbing systems, kitchen equipment, roofs, drains, shop, grounds equipment, and HVAC

· Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors and equipment

· Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance

· Respond immediately to emergency situations and customer service requests as assigned

· Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, etc.

· Perform carpentry and snow removal when necessary

· Comply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits

· Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal and interact courteously and professionally with current and potential residents at all times

· Foster a positive, active and collaborative relationship with tenants, other properties and associated agencies

· Complete special projects as assigned by supervisor and/or Director

· Complete all required Company Safety Training as scheduled annually

· Maintain a neat and clean appearance while on the property at times other than working hours

EDUCATION

· High School Diploma or GED equivalent

EXPERIENCE

· 1 plus years of related experience in a commercial property setting

ADDITIONAL ELIGIBILITY QUALIFICATIONS

· Technical, vocational or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair

· Possess and maintain a valid driver’s license and good driving record (with periodic checks), current auto insurance is required

· Own hand tools

· Basic Computing Skills in Outlook, Excel & Word

This job operates primarily in the outside and commercial properties

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to communicate with others and exchange accurate information; operate a computer and other office productivity machinery; move about the workplace; remain in a stationary position for 10% of the time; and extend hands and arms in any direction, in addition to be able to perform the requirements listed below.

Physical Requirements

· Ability to lift, push and pull up to 100 pounds

· Ability to walk around the property several times daily

· Ability to walk on uneven surfaces

· Ability to climb several flights of stairs several times daily

· Must be able to sit, stand, reach, bend and stoop for extended periods of time

· Ability to work under minimal to moderate supervision

· Must comply to all safety standards

SCHEDULING

· 40-hour work week, you will be required to maintain a regular schedule which may require working overtime, weekends and non-traditional holidays

Job Type:

Full-time Pay: $65,000-$80,000 DOE . Some evenings and weekends may be required. Overtime may be required. Additional compensation package includes medical, dental and vision benefits package with employer paying 75% of cost, 401k with employer match, PTO, in addition to 8 paid holidays.

Schedule:

· Monday – Friday 9:00 – 5:00, unless otherwise determined based on needs of the business

· Shared on-call responsibility to cover properties 24/7

· Overtime
