Property Maintenance Regional Service Manager

We are looking for a Property Regional Service Manager to oversee the maintenance and operational services across a portfolio of properties within a designated geographic region ( Ft Wayne, Indianapolis, and New Albany, IN), ensuring efficient repairs, preventative maintenance, and compliance with regulations, while supervising on-site maintenance teams and managing vendor relationships to optimize property performance and tenant satisfaction, must be able to trave;

Responsibilities :

• Lead and supervise a team of property maintenance technicians and supervisors across multiple sites, assigning work orders, monitoring performance, and providing training and development opportunities
• Review and approve maintenance work orders, ensuring timely completion of repairs and preventative maintenance tasks while adhering to budget constraints
• Negotiate contracts with external vendors and contractors, monitor their performance, and address any service quality issues
• Develop and manage maintenance budgets for each property, track expenses, and identify cost-saving opportunities
• Ensure all properties comply with local building codes, safety regulations, and company standards, including regular inspections and necessary repairs
• Conduct regular site visits to assess property conditions, identify maintenance needs, and prioritize repairs
• Respond to tenant maintenance requests promptly, address concerns, and maintain positive tenant relationships
• Collaborate with property management teams to plan and execute capital improvement projects, including budgeting and vendor selection
• Monitor key performance indicators (KPIs) related to maintenance costs, response times, and tenant satisfaction to identify areas for improvement
• Prepare regular reports on maintenance activities, budget status, and operational performance for senior management
• Must be able to travel from Ft Wayne, Indianapolis and New Albany IN

Skills:

• Strong understanding of building systems, maintenance procedures, and repair techniques for residential properties
• Proven ability to lead and motivate a team, delegate tasks effectively, and build strong working relationships
• Excellent analytical skills to diagnose maintenance issues, identify root causes, and develop solutions
• Experience with budget planning, cost control, and financial reporting
• Effective communication skills to interact with tenants, vendors, property managers, and senior management
• Awareness of local building codes, safety regulations, and relevant legal requirements
• Minimum of 3 years experience in regional service management, with a focus on maintenance operations

Job Type: Full-time

Pay: Up to $70,000.00 per year
