DESCRIPTION:
The is responsible for all aspects of lot and land acquisition for SCDC. The Position is responsible for sourcing new land and lot positions for the Company to acquire for development and home building operations. This Position will participate in strategic planning to outline submarket prioritization to meet company pipeline needs. This Position will network within the real estate industry to identify growth opportunities and submarket expansion. This individual will have experience in the industry and solid market contacts that will facilitate the company’s lot and land position to support division growth.
JOB RESPONSIBILITIES (include the following, and other duties may be assigned)
Land Acquisition Leadership: Spearhead the efforts in securing land positions for acquisition.
Ensure alignment with the company’s overall strategy and growth targets.
Budget and Cost Estimation: Collaborate with the Subsidiary CEO to form acquisition budgets. Provide accurate cost estimates during the due diligence phases for prospective land parcels.
Investment Committee Presentation: Lead the team in preparing comprehensive Land Packages for presentation to the Investment Committee (IC).
Project Management: Adhere to the Annual Business Plan schedules to maintain an inventory of vacant developed lots, avoiding gaps between projects.
Support Subsidiary CEO: Provide necessary acquisition information (such as proformas, cash flow, and lot delivery schedules) to aid in the Division’s Annual Business Plan.
Financial Analysis: Create and manage proformas and quick-look analyses to assess the viability and expected performance of real estate acquisitions.
Market Analysis: Gather and present market data on proposed transactions. Perform analyses to evaluate the economic viability of projects in line with the company’s ROI expectations.
Feasibility and Yield Evaluation: Assess potential acquisition sites for feasibility and expected yield, ensuring they meet the company’s requirements.
Governmental Interactions: Engage with governmental agencies to secure land use approvals (e.g., zoning, platting) and work with relevant city staff and councils.
Industry Networking: Build and maintain relationships with brokers, land developers, homebuilders, and other industry contacts to develop and

Market Intelligence and Software Proficiency: Stay Informed on Market Trends: Attend Metro Study, RSI, and other key real estate briefings to stay updated on submarket developments, helping to inform acquisition decisions.
Tool Proficiency: Gain proficiency in Metro Study database software and other company tools to assist in detailed submarket analysis and identify acquisition targets.
Active Project Management: Regular Site Visits: Drive and audit acquisition projects weekly, ensuring alignment with strategic goals and reporting updates at regularly scheduled Land Meetings.
Consultant and Public Engagement: Consultant Management: Meet and oversee external consultants as necessary to ensure the smooth execution of land acquisition projects.
Public Presentations: Prepare and present project information at public meetings, effectively communicating the value and plans of the acquisition to various stakeholders.
Representation and Advocacy: Brand Representation: Represent SCDC at key meetings to develop the acquisition pipeline, playing a vital role in the company's growth strategy.
REQUIRED QUALIFICATIONS:
We are a startup company. A “hands on, all hands-on deck” mentality is required. We will all collectively build the company and we cannot afford hiring “orchestra conductors”. We need “player-coaches” that are ok doing all types of work (strategic and tactical)
Education: Bachelor’s or Master’s degree in Real Estate, Finance, Business, or related degree path
Experience: 5 years’ experience in Land Acquisitions role
Language Ability: Highly proficient in spoken and written English
Math Ability: Ability to apply basic concepts of basic geometry and algebra in applied math situations; ability to interpret charts and graphs relaying quantitative data; ability to determine key variables necessary to draw conclusions from data.
Reasoning Ability: Strong ability to solve practical and complex problems and deal with a variety of variables in situations where only limited standardization exists. Ability to interpret and appropriately seek to understand a variety of instructions furnished in written, oral, diagram, or schedule form.
Interpersonal: Must be able to work effectively with Founder, CEO’s, other Land Acquisition Managers, Real Estate Brokers, Land Developers, engineers, and technical professionals. Handle sensitive and confidential situations. Position continually requires demonstrated poise, tact, and diplomacy.
Communication: Extraordinary communication skills, both orally and in written form.
Computer Skills/Equipment: Proficient knowledge of word processing (Word), spreadsheet software (Excel), E-mail and Internet. Knowledge of computer-based GIS, Google Earth, and mapping software desirable.
Certifications/Licenses: Real Estate license not required but desirable
Knowledge of residential and mixed-use real estate Acquisition process in the greater Houston metro area and Texas. (Desired: in additional markets across the US)
Knowledge of local and regional business and political environment
Must be authorized to work in the U.S.

This position is in Downtown Houston, Texas 77002.
The salary range is between $208,000 and $234,000
Full-Time Benefits: After completion of a probationary period, you will be eligible for full-time company benefits.
This is an on-site role. We do not offer remote or hybrid working opportunities.
The ideal candidate must be available to start with two weeks of acceptance date.
