How You Will Contribute
The Compliance Leasing Professional is an experienced affordable housing/compliance leasing professional role that influences the communitys first impression with current and future residents. The Compliance Leasing Professional is responsible for leasing and completing affordable housing recertifications and renewing leases. The Compliance Leasing Professional will also coordinate the communitys marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Things You Will Do
- Be the on-site Tour Guide, showing future residents needs, showing them around your communitys amenity areas and model homes, and highlighting all the benefits that will make them want to call your community home.
- Maintain compliance with the Workforce Housing Affordable Program by processing initial certifications following all local and state guidelines.
- Interviews and reviews resident documentation on an annual basis to ensure ongoing affordable housing program eligibility.
- Demonstrated mathematical skills to ensure proper calculation of income and assets to determine eligibility.
- Complete annual compliance reports and work internally with the Compliance Department to review and approve them prior to submission.
- Excellent communication skills. Must be able to write and compose reports and communicate clearly and concisely both orally and in writing.
- Maintains 100% completion and accuracy of the recertification/eligibility process monthly
- Know your market by being abreast of competition and the surrounding area
- Prepare daily and weekly reports
- Think safety first and ensure that unsafe conditions are corrected promptly.
- Perform additional duties as assigned by the Community Manager
Things You Need
- Minimum of one years experience in property management, affordable housing, sales, and customer service
- High School diploma or equivalent
- Excellent verbal and written communication skills
- Proficiency in Microsoft Office (Word, Excel, and Outlook)
- Able to multitask and meet deadlines in a timely manner
- Willing to work a flexible schedule, including weekends and holidays
- Knowledge of Yardi or other industry software is preferred
- A sharp, professional appearance
- Must be able to walk the property which includes climbing stairs
- Must be able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies
- Stand for extended periods of time
- May be required to lift to 25 pounds without assistance
- Completes the initial application as well as annual re-certifications for all funding sources accurately and on time to ensure compliance with applicable program/s (e.g., Low-Income Housing Tax Credit (LIHTC), Home, Public Housing, etc.)
- Experience with Public Housing, Project-based Voucher, Tax Credits and Section 8 is highly preferred
- Maintains program compliance by processing annual, interim and unit transfer tenant income certifications for multiple affordable housing programs and updates in Yardi Voyager
- Enforces and adheres to all program and company policies, procedures, rules, and regulations.
- Performs rent and subsidy updates in Yardi to ensure accurate billing.
- Prepares annual recertification notices with property layer requirements at 120-, 90-, 60- and 30-day intervals.
- Fosters a positive, active, and collaborative relationship with residents, communities, compliance, and associated agencies.
- Manage property waitlist, open and closing of waitlist, property affordable lotteries, and property housing portals with local municipalities
