How You Will Contribute
The Make-Ready Technician is responsible for ensuring vacant units meet the established quality standards for re-leasing by performing technical and mechanical work that ensures the timely turn of all vacant apartment homes to market ready conditions that meet the Companys standards for occupancy.
Things You Will Do
Inspect vacant apartments and complete a make-ready checklist
Inform Maintenance Supervisor and Community Manager of needed services and repairs
Routinely perform the following duties to restore the apartment to market ready status:
o Check all lights and replace as necessary
o Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors
o Check appliances and inform Maintenance Supervisor of problems
o Assist in changing or removing appliances from apartment
o Make keys
o Check faucets and sink plugs and repair/replace as necessary
o Assist with painting duties
o Repair or replace mini-blinds, ceiling fans, etc.
o Repair plaster holes in walls
o Inspect bathroom tiles, perform minor repairs/replacements
o Change A/C filters
o And any additional items on the Make Ready checklist
Lend assistance during trash-out, move heavy/bulky items to dumpster
Assist in keeping grounds clean
Assist maintenance when requested
Delivery of notices to all apartments
Report supply needs to Maintenance Supervisor or Community Manager
Think safety first and ensure that unsafe conditions are corrected promptly
Communicate effectively with residents, future residents, visitors, vendors, and team members while presenting a positive, professional image
Perform additional duties as assigned by the Maintenance Supervisor or Community Manager
Things You Will Need
- High School diploma or equivalent
- Willingness to work a flexible workweek including weekends, holiday, and on-call hours
- If you are will be participating in the on-call rotation, a valid license is required.
- Must be able to walk the property which includes climbing stairs
- Must be able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies
- Stand for extended periods of time
- May be required to lift to 50 pounds without assistance
- Skills:
- General knowledge of all things pertaining to property maintenance
- Skill in the safe use and maintenance of power tools
- Able to multitask and meet deadlines
- Knowledgeable of pertinent laws including EPA and OSHA regulations
- Have a steady hand, good eyesight, and dexterity when using hand tools, and machinery
